  1. Behold the 1960s designed highway that NCDOT never got to build through downtown Raleigh due to protests. The compromise was converting several surface streets into 'highways'. Actually the southern portion of this highway system was built which is why south Raleigh is hilariously stacked with 3 supersized highway roads when 1 is already enough.
  2. That's a bummer but they are working on a new tower project in downtown.
  3. Durhamites really love their city and have a lot of civic pride.
  4. Highwoods is moving their headquarters to downtown Raleigh as part of a new high rise development yet to be announced. I wonder Pinnacle is referencing this project when they mention 'negotiations'?
  5. Yes. The entire block will be redevelopment in phases. There's going to be a West Civic Tower where the current Raleigh Municipal Building is located as well (circa late 2020s) and the parking deck facing Morgan Street is expected to be a private-public mixed use project.
  6. That's the plan for a few of the streets however it has been delayed due to COVID and consideration for Bus Rapid Transit lines. You also have to consider that NCDOT owns 4 major north-south streets in Downtown Raleigh they use for cross city traffic to the detriment of downtown.

  8. The City of Raleigh has granted themselves the authority to start the process of building the East Civic Tower. Construction should start sometime later this year.
  9. Sorry Wake County numbers. Wake County from 2010 to 2020 added over 225,000 people. Raleigh is a city of 15 cities as NC does not have independent city system and Raleigh is the County Seat. Consider how Atlanta metro works. It's nearly the same. For example the upcoming Bus Rapid Transit System and Commuter Rail are both City of Raleigh initiated projects but the entire county will be involved and help fund it--no conflicts.
  10. The 500-room Convention Center RFI is back into play. The city wants to pick a developer ASAP. The office tower part of the project has switched to residential as the city feels this corridor is too office oriented and has suffered as a result. It's two 1 acre lots with each tower taking up less than 1 acre each so expect the hotel tower to be one of the tallest in Raleigh if built.
  11. Raleigh (Wake County) is adding 63 people a day, Raleigh-Durham metro about 85+. Wake County currently 1.1 million, new estimates put it as 1.9+ million by 2050. Meck County (Charlotte) at 1.7 million by 2050.
  12. An awful mishmash of low-density height restricts from consecutive anti-development city councils. The current pro-development city council has removed the foot restrictions but has kept the old floor count limits. Now they spend half of their time reviewing rezoning requests. Complete waste of time so this is why they're reviewing rezoning all of downtown to 40-stories by right. Anything higher will need to be rezoned but so far there isn't demand for anything taller than 37 stories. Maybe in few years. Downtown Durham has a 300 foot limit without provisions but 'unlimited' with provisions though seems to soft cap just under 500 feet.
  13. One of the two towers of Salisbury Square project will start construction in May. I think the one by the McDonalds. There's also about 5 20-story towers and scores of 5-over-1/2s in the design phase just south of Downtown but I unsure the timeline on those projects. I suspect those will start making construction headway next year.
  14. It's just the assumed maximum. The real amount will probably be around 600 to 800 residential units. The 35 story The Eastern in North Hills has 376 units.

  17. BizJournal reporting 401 Hillsborough Street property is being rezoned to 40 stories. One of several lots around Hillsborough Street that are seeking 40 story rezoning. It won't be development for several years however.
  18. Downtown Raleigh Alliance will soon make a recommendation about creating a 'Social District' in downtown Raleigh. The scope is yet to be determined. I believe Durham will also follow suit as well.
  19. Yeah I expected them to add the apartment component but wasn't sure if the hotel was going to be demolished or if the project was multiple buildings or not. Looks like one massing from the images provided. The one in Austin was demolished recently too.
  20. I would rather see a 550 footer next and then a 600 footer then a 650 footer then a 700 footer and on and on. That way there's a lifetime of new benchmarks.
  21. Except for urban planning enthusiasts in Raleigh, no one really talks about Charlotte unless asked. It's far enough away that it doesn't really influence the everyday. Much like the average Angeleno never really talks about San Francisco at all until football season--might as well be in a different state. The only people with complexes are the one that talk about it.
  22. Yes, originally the plan was to expand the convention center onto this property but that plan appears to be sidelined now as the stakeholders are reviewing their post-COVID options--including a new arena. NCSU has their own plans for a new basketball arena on-campus.
  23. I would ignore Wikipedia. Raleigh has odd zoning laws. A project that is 21 stories tall need to apply for a 40 story rezoning. Here are the 3 towers over 30 stories what that will break ground in the next 18 months: 38-story RUSBUS residential tower (April), 32 story residential tower at the Creamery (Q3 2022), and the Smoky Hollow III (Q4 2022, floor count to be announced soon but over 30 stories for the residential tower).
  24. The convention center hotel and office tower project was simply an RFP with a cash benefit of $30 million dollars. There were no concrete plans just a shot in the dark and then COVID happen. However, the city will be re-considering a new proposal for these lots in the future. Open secret but the city/county will be looking into building the new arena to replace the PNC Arena behind the Convention Center as an option as the refurbishment of the current arena has skyrocketed and new construction may not be more expensive. The timeline is around the mid-2030s.
