  3. Parking lot between the Advance Auto and Allscripts towers abutting the 440 Exit Ramp.
  4. Turnbridge's two tower project at Seaboard Station. First tower will be 16 stories, second tower 20 stories, parts of the old Seaboard Station facilities will be preserved. Unremarkable but adds a lot of density.
  5. Lot 17 redevelopment should start up this coming summer. Phase 1 will be the parking deck and 23 story residential tower followed by the 27 story tower shortly thereafter.
  6. 30 stories due to arbitrary zoning restrictions (property was rezoned DX-40 but limited to 30 floors before it was sold to a developer). There's no real reasons for this project could have not gotten taller but developers in Raleigh know that adding arbitrary conditions/restrictions helps process rezonings faster. However recently one of the city councilmembers mentioned that the current 40 story max zoning for downtown is ridiculous. Why not 60 stories or more? The current 40 story limit was set in 2015 by a very conservative city council so likely this restriction will end sooner or later.

The dual tower project with a 27-story tower and a 23-story tower on a single platform should be the next big project in North Hills--not including the 18 story tower Tower 5 in the NH Innovation District that just started. Rezoning for 40 stories across the street is almost approved as well so that should keep North Hills busy for the next decade just from a single developer, Kane Realty.

  9. Image already outdated. The parking lot and middle parking deck structure south of the Wake County Justice Center recently submitted a rezoning request for up to 40 stories. 123 and 113 West Davie Street; 417 South McDowell Street, and 416 S. Salisbury Street
  10. Hopefully this, BRT, and the Shaw University redevelopment plans spur high density development in this area. Downtown Raleigh tower development is skewed heavily towards the west side. Historic Oakwood in the north will likely be untouched but everything south of New Bern Avenue will be redevelopment in the future.
  11. The property located in the back of the Marbles Kids Museum has finally submitted a ASR. Called the Vela Longview Apartments, it will be located on the future New Bern Bus Rapid Transit route, oblong shaped due to the design of the property, 335 feet tall, 30 stories, and 374 apartments. Project timeline is unknown but it's not even been a year since the developer acquired this property so seems to be moving fast.
  12. It's happening soon. The Ark Royal bar announced last week that they're closing down their location as the project is moving forward soon.   13. Revealed on Twitter. Woah Smoky Hollow III will be amazing I think. Looks to be around 33 to 38 stories tall on the residential tower and about 20 on the office tower. That being said it COULD JUST BE AN EARLY CONCEPT RENDERING and the real project may be scaled down due to budget.
  14. 301H residential tower is cancelled and property to be auctioned off. Good news really as this means there's a potential for rezoning to 40 stories and a better overall project.

  19. Yes, it's forced to move from Chapel Hill to Downtown Raleigh. Just released today in the state budget: "Department of Administration, at 116 W Jones St., would be torn down and replaced by a new “Education Campus.” The campus would provide offices for the UNC System and Community Colleges System, as well as the departments of Public Instruction and Commerce. The proposal would require the Department of Administration … to relocate all employees from the existing building by July 1, 2023. Demolition of the building would be required no later than Oct. 31, 2023."   20. UNC System has 5ish years to build a new facility in downtown Raleigh. So maybe, maybe not.
  21. Missing Smoky Hollow III. Announcement should be coming by Fall I think. Expect the resi tower to be very tall however it's at the lowest point in downtown so it all evens out.

  23. The 21-story residential tower has been updated to 24 stories/293 feet! This is the tower facing S Saunders Street so should be very prominent building once completed.
  24. Already under construction. The property is currently being prepped for grading.
  25. Sore subject for them. Especially since projects here after getting taller than originally planned instead of truncated. Creamery Resi tower rose 5 stories taller/ office tower by 1 story and so did the RUSBUS resi tower and the soon to be announced dual tower Smoky Hollow 3 project will be taller than originally planned.
