  1. Apologies for continuing the off topic but now sort of on topic convo but of course with the uptick in discussing Willow Oaks we had a large limb come down last night. Think its time for an arborist.
  2. Not great to hear. I have a substantial (100'+) Willow Oak on the property line that has recently been taking shots at the garage roof with seemingly healthy looking branches. Would an arborist be able to tell without a doubt whether or not it was a risk or is it kind of a crapshoot with willows?
  3. I think one of the AAC, CUSA or Sun Belt (least likely because Keith Gill is kinda spineless) will make a move to cannibalize the other two and create a "P6" conference. I think you will see something along the lines of: The 8 remaining AAC schools + App, ULL, Coastal (Liberty and JMU backfill these spots in the sun belt) + UNCC, FIU, Marshall (dunno who would backfill these). Other less likely option is adding ECU, Temple, USF and Navy to Sun Belt East and SMU, Memphis Tulane and Tulsa to the West. With ESPN running the show though I assume they will want to keep the AAC brand recognition and I don't think the Sun Belt or CUSA have the cajones to make a move to absorb the rest of the AAC.
  4. Lower left has become one of my favorite spots for a weekday drink. Beer is solid, atmosphere is relaxed, essentially what everyone else has noted.
  5. CATS needs to get together an army of tow trucks sitting around on standby for this. I noticed a handful of cars on the tracks saturday and sunday, most with their flashers on outside restaurants.
  6. For those who have not heard yet, Eds Tavern is opening another location in the previous Burger Co spot next to Picante and Rhino. A lot of dining options starting to spring up over here!
  7. The Trade side is okay but I find the 5th st side depressing (more specifically the corner of 5th and Cedar). Not sure what it is, just feels like there is no street level activation and typically devoid of pedestrians. Maybe its just the experiences I have had at Cedar St. Tavern that effect my overall view.... EDIT: Going to edit this before I get piled on. I DO NOT want to raze Gateway. They just need to find a way to improve the overall experience of spending time there.
  8. A majority of the corporate dining they do is prepared onsite as they typically build out full kitchens. Same with both Levy accounts they have uptown (Cable box and BofA). In addition I am pretty sure they have a large commercial kitchen located over by their HQ but who knows with them. Another option could be Elior who I believe has their HQ located uptown.
  9. I think the developer made a speculative play building this tower which is great and I hope that side of town continues to grow. With that said, unless FNB got a killer deal (they probably did getting their name on the building with only 2 floors) I have no earthly idea why they decided on this building for the points noted above. There is nothing except for graham st. pub
  10. I don't think you Pirates fans will be very hAPPy after the game. Pity it got bumped from Saturday but I'll take 2 great games in the QC any day. Who knows, maybe some Georgia and Clemson fans will wonder into the stands Thursday night to see some real football!

  12. I am completely lost here, the Frazier/WH Way alignment has been done for awhile and other then some continuing station work (i.e. digging up then re pouring the same concrete over and over) the line on the westside is complete. Is this an old article that got reposted somehow?

  14. I agree with you but the fact that none of the other bridges have them has me hopeful. If this has a screen I would assume one would just walk to the Tryon bridge to throw objects into 277
  15. Sorry should have been more clear here. Teardowns of SFH just to build MF (a la 3rd ward) and not because there is an empty lot or a current condemned home in the HDC districts. Again I think those above are great examples of the UDO changing nothing really. There has been plenty of infill in these neighborhoods with little pushback from the city or from the neighbors. Edit: I still think the only there may be some effect in neighborhoods older than 1970 (without protective covenants) and that havent had any type of infill yet i.e. Starmount but for everyone else little is changing.
  16. Thinking about this quickly, nothing is really changing for anyone . The city has welcomed du/triplexes in Biddleville/Seversville/Elizabeth/3rd Ward/NoDa/Villa Heights while Dilworth, Wilmore, Wesley Heights, Plaza remain somewhat untouchable outside of the multifamily already built due to the HDC designation. Obviously just really in town neighborhoods above. Will be interesting to see what could happen somewhere like Madison Park, Starmount, Montclaire.
  17. Never done pre clearance but same story with Global Entry. Don't think I have ever had a burdensome time clearing customs anywhere in the US with GE and even my wife who does not have it waited maybe 20 minutes max to clear at JFK the last time we traveled internationally.
  18. Agree with the above sentiment. Beer was middle of the road and the taproom always felt out on an island on Mint until recently. Will definitely give HopFly a shot when they take over.

  21. Bleh, knew in my gut that it would either be self storage or another warehouse but held out hope. I guess not much else you can do in the floodplain though
  22. On my morning run this AM and noticed that the brick sidewalk along Church on the BOAT side is not holding up very well. A lot of spots in rough shape.
  23. tupelo honey was already headed down hill in Asheville by the time they opened here. Early Girl is great (as of the last time I ate there 3+ years ago) now we just need Sunny Point and Rockys which would both kill in south end
  24. *Puts on tin foil hat* I have heard from a friend or two in the industry that there is a pretty large excess of wood just sitting around sawmill yards that suppliers are refusing to either process or ship with prices at their current high. I am sure this is actually related to the rising price (due to low capacity) of bulk shipping ( both by truck and container which are up 30%+ in Q1) and the backlogs at the sawmills from moving to single shift during COVID but I like to pretend I am a conspiracy theorist every once in awhile. I am with you KJ, I think it will normalize eventually and even possibly crash. Just not sure when.
  25. Ahh yes the drivers would love to add another 4 races to the schedule on top of moving the all star race and losing their back to back weeks at home...
