Maybe I’m the only one that’s not about to jump, but a 7 story building on that site is going to look huge. UCB is not really a big enough bank at the moment to warrant a 20 story tower. Another would need to be involved to fill the rest and filling up other office space or building out spec would take a whole lot of time, money, talent, and luck. This is good density, cheer up you sad sacks. I think one thing Greenville has working against it is that so much dirt is controlled by a few local players that either don’t want to get anyone else involved or are happy to cash checks from parking income. Hopefully this helps the space across the street to change hands before too long.

That means a lot of things, one of which is "there will not be an urban outfitters here."

The way I read that at first is the (often dubious) “economic impact” studies that boosters do that factors in every cent spent within a country mile of the site. Those studies have been roundly panned by serious economists. if that figure is direct investment, though, sure, the more the merrier

For what it’s worth if that’s the alternative I think the better outcome is MLB to charlotte and MLS to Raleigh. there is a lot of existing baseball competition in the triangle (3 1st flight NCAA teams and the bulls) and charlotte is centralized as a region in a way that Raleigh is not that would support the high volume, variable times of MLB games. I feel like the triangle has a higher international population but that isn’t based on any statistic and may be wrong.
