The Augusta Road area's historic Lewis Plaza has been in a state of transition for some time now — but the future of Greenville's oldest shopping center is coming into view as plans for a "one-of-a-kind" grocery store take shape. The massive transformation of Lewis Plaza will see Harris Teeter return to the Greenville market with a store that developers say will be the model for upscale grocery stores in South Carolina. "This is the only store like this in the entire chain," Paul Holder, vice president of Greenville-based AVTEX Commercial Properties, told The Greenville News. The firm bought Lewis Plaza in 2011 and has been in discussions with Harris Teeter since fall of 2013, in addition to past talks with Publix, Whole Foods and Fresh Market, Holder said. Harris Teeter has executed a lease on the property, said Danna Jones, a spokeswoman for the North Carolina-based company. The transformation will dramatically change what Lewis Plaza has looked like it since first opened in 1948, modeled after a new kind of shopping center local developer R.M. Caine saw while stationed in California during World War II. Original anchors of the center — Belk-Simpson, Sutton Shoes and Winfred Gravley's barber shop — have gone, as have newer retailers such as Ten Thousand Villages, which recently relocated downtown. Among the changes will be the demolition of the old post office, which now sits vacant along Augusta Road as the most-recent home of the Shogun Japanese restaurant. Developers explored various ways to keep the building, but in the end it will have to be torn down for the project to proceed as planned, Holder said. All retailers except for Dollar General will remain in the shopping center, he said. The Augusta Road area is under-served in the grocery market, with the closest being the downtown Publix that is smaller than what is proposed in the Harris Teeter. "We are working directly with the city and the residents to provide a shopping center that fits into the Augusta Road neighborhood," Holder said. The plans will have to go through the city and be approved as a "planned development." That means that whatever developers agree to will have to be built according to the final plans, City Planning Director Mike Kerski said. The plans are ambitious. "This will truly be one of a kind," Holder said. The 50,000-square-foot space — once an Earth Fare supermarket — will feature a mezzanine level with a wine bar and terrace seating, he said. The architecture will be in keeping with Greenville's progress, Holder said, with an openness provided by a generous use of glass, along with a pedestrian-oriented plaza with outdoor seating. Along with expansive grocery departments inside will be a Starbucks and full-service pharmacy, he said. The store will be open from 7 a.m. until 11 p.m., and the rear will be designed architecturally to resemble the same aesthetic as the front, Holder said. The current Wells Fargo will be housed in a new building on site, he said. The Dollar General store will be demolished and replaced with a 5,000-square-foot office space, he said. The stores that will remain will see a significant facelift, though nothing architecturally will change, Holder said. Construction would begin in March and take about a year and a half to complete, he said. The group will conduct an informal community meeting next month along with official plans filed with the city, he said.
  5. It's the most walkable neighborhood to main street there is. If you live in North Main you have to go multiple blocks if you live off of Cleveland same thing. In the West End you can walk out of your house and be right on Main Street easily. Once the rest of the neighborhood finishes getting fixed up it's going to be a very hot place to be. In fact my properties are probably going to be a major part of my retirement. If West Greenville can become a little mini Asheville that's really going to be the icing on the cake to be right between that and the rest of downtown. Sent from my iPhone using Tapatalk

I definitely have no intention of selling but it's interesting to have people coming up to me that I don't know to request purchasing.   7. Yeah I'm not in a rush to be a big city. It's going to be cool to watch big buildings get built and change the skyline but I have to say what we all love about Greenville is the city feel with the small town hospitality. Sooner or later we are going to lose that and just be a big city and I think the big buildings and corporations will be what drives that change. I'm already somewhat concerned about what the people are going to be like that are moving into all of these condos and apartments downtown and what their expectations of city life is.   13. Greenville in the background of the photo. The people that fought this were out of their minds. There's no way this isn't the future of transportation. The only question is whether Proterra is the horse to back.

  15. I wasn't talking about that I wish it had Retail as well but I don't understand how you can tell a business they have to have retail. It's their property and they can do what they want with it. It's a business not a social program. There are people that live in the houses close to the building that are complaining about the shade. And I have ground to stand on because I own a rental home that is having six townhomes built right up against my property and it's going to cause some of the same thing but it just is what it is when you live in the city. I grew up in the city so that kind of stuff just doesn't bother me. I think Greenville has a lot of people that never lived in the city before and they complain about things that are just part of city life. If you don't want the city life don't live in the city.
  16. I don't want to say anything that will piss someone off but it seems like some of these people from the suburbs that move to the city for the first time want to bring the suburbs to the city. I'm sorry but tall buildings are just a part of how things are.
  17. I live downtown and to get from where I live to the other side of town I have to go through downtown and I really don't want to deal with gridlock. It may not be an issue just yet but if we build enough in the wrong places it will become a problem. I really would not enjoy the type of traffic right after the fireworks show on the Fourth of July every Friday night.
  18. I kind of was hoping for that type of a development to go up by the Wellness Arena instead of in the heart of downtown that traffic would be a nightmare. I still really really want that type of a development downtown just something that is a little bit more easily accessed by vehicle.
