The biggest flaw is the doofus owner won’t put the site up for sale. Why does he like paying property taxes for a site that is creating no revenue or profit? Like what is the hold up?

Seems like a lot of downtown area projects are slated to start construction this Summer including Woven, 319 Rhett, Kimpton, Poe Mill, and now this. We shall see:

The project, which was first introduced in 2006, is now expected to move forward this summer when work on utility systems commences. A spokesperson for the project estimates it will be completed in 2026.

Updates on the project's status weren't widely available until April 19, 2024, when The Avant responded to a Post and Courier inquiry saying they would soon start "construction preparation."

"Though construction costs have risen, causing some initial delays, the practice of value engineering has allowed the team to optimize structural components of the project," Anna Champion, a spokesperson for The Avant, said in an emailed statement.

$18 million. STM Acquisition and Development is the lead developer. General contractors are Triangle and Rache. Core design for the project was completed by Parks/Player Architecture + Planners. Harding Autopark Systems has the contract for the parking system. Structural engineering is being provided by Fuller Group. CES is providing mechanical engineering. BlueWater Civil Design is in charge of civil engineering. Marchant Co is doing the residential unit sales and Collett is doing the retail leasing.

It's a four-story building but the fourth story is three stories. Got it? 😂
