I agree.. the area behind those buildings around 12th and Porter and that "lower" area along Grundy Street, behind the buildings along Church and 11th can be a cool gathering spot.  I hope 12&P stays as a music venue, but sadly I'd bet the pressure will be on to sell.  When the two residential towers on Church and the Flank hotel... then the mixed used fronting Broadway are complete, there will be nice critical mass of residents and tourists. 

OK... forgive my jag here.  I have stated on this forum many times over the past decade that Nashville's first LRT should go through this area... starting at Commerce and Second and going all the way over to Grundy and then over I-40/65 and then up Hayes to 21st Ave.  Some bridges would be required.  This would link all the new 'nodes' of Downtown and Midtown.  Then if the group that bought Beaman's lot on Broadway complain that it circles their property, Metro can say that Mr. Beaman didn't want it.... and maybe bargain for a completed loop for the return LRT leg back to the Convention Center.  I just look at Hayes to Grundy/Commerce as a 'missed opportunity' in about 5-10 years if nothing is done here. Heck... start with BRT if necessary.
