114 George L. Davis Blvd. (30 stories? Mixed-use?)

Tidal Real Estate Partners LP has purchased the 1.15 acre lot at 114 George L. Davis Blvd. for $29.5 million for a rumored tower of perhaps 30 stories, possibly mixed-use.  The price works out to $24.78 million per acre, which shatters the new downtown record of $16.66 million set just last week. 

QNTM Fitness operates within the existing 75 year-old former warehouse on the site.

Tidal Real Estate is a new company borne out of the dissolved Flank , Inc. which also has several other projects (Gibson Residences, 125 11th Ave. North, Porter Edition Hotel) going within blocks of this location.

Fantastic spot for a project! I have been wondering for a while how long it would last. 30 stories would look very nicely here especially with the other projects around it and across the interstate.

This neighborhood is going to be one of the coolest in all of DT Nashville once it’s built out in 5-6 years.

This is one I had told a few of you guys a while back about as I had seen core drilling being done here and knew something big was up. We are unsure how big the project will be yet. I am surprised by the developer as I was expecting someone else.

I agree.. the area behind those buildings around 12th and Porter and that "lower" area along Grundy Street, behind the buildings along Church and 11th can be a cool gathering spot.  I hope 12&P stays as a music venue, but sadly I'd bet the pressure will be on to sell.  When the two residential towers on Church and the Flank hotel... then the mixed used fronting Broadway are complete, there will be nice critical mass of residents and tourists. 

OK... forgive my jag here.  I have stated on this forum many times over the past decade that Nashville's first LRT should go through this area... starting at Commerce and Second and going all the way over to Grundy and then over I-40/65 and then up Hayes to 21st Ave.  Some bridges would be required.  This would link all the new 'nodes' of Downtown and Midtown.  Then if the group that bought Beaman's lot on Broadway complain that it circles their property, Metro can say that Mr. Beaman didn't want it.... and maybe bargain for a completed loop for the return LRT leg back to the Convention Center.  I just look at Hayes to Grundy/Commerce as a 'missed opportunity' in about 5-10 years if nothing is done here. Heck... start with BRT if necessary.

Hi everyone! I've lurked here for a few months, but I've got some scoop. I work out at QTNM , so I asked the staff what the situation is regarding their status. I knew something was up when they were doing core drilling in the parking lot in October. The QNTM reps claim they're going to be there another 15 years and that the deal was merely just a change of landlord. I'm skeptical of this given the core drilling, the magnitude of the purchase, and the level of development occurring in this area.

Welcome nka99 , thanks for the intel. I would also be skeptical about this. Might just be what they are being told at the moment. Or they don’t want to lose their clients, so they just say that. Anyway, good to have you join us!!!

That gym is also currently being sued for a few million due to some sexual inappropriate behavior to clients of one of their trainers. Apparently the gym knew and had received complaints and did nothing so it’s days may indeed be numbered.
