Does anyone want to play the neighborhood game with the Morehead corridor? Is it Midtown? Dilworth? Something new? This area with the Pearl development feels more connected to Midtown than South End for me, and won’t feel like Dilworth very soon imo.

And to throw an extra wrench in there half this site is in the same zipcode as Uptown and shares the same zoning characteristics.

Land swap that adds to the land holdings of Atrium in the Pearl area.

""The Atrium Health Foundation and Charlotte real estate firm Faison completed a land swap in Dilworth this week to better position both for the future.

In what Faison CEO Kris Fetter called a "dollar-for-dollar" swap, the investment firm acquired 208 East Blvd. from Atrium Health Foundation and the foundation acquired Faison's property at 1011 E. Morehead St. The transaction was completed Feb. 14, according to Mecklenburg County real estate records.

The Charlotte Ledger first reported the news this morning.    

Fetter told Charlotte Business Journal that Faison plans to renovate the 10,000-square-foot building at 208 East Blvd. as its long-term headquarters. The 0.71-acre parcel just behind the former Fuel Pizza is currently headquarters to Atrium Health Foundation. Ketter said the land swap made sense for both parties.

"From our perspective, because of The Pearl and their long-range plans, our building at 1011 E. Morehead was an important property for Atrium to acquire," he said. "We were looking for a permanent home for our company and were able to come to an agreement to have a single-tenant use there (at 208 East Blvd)."""

project has 450 apartments, 150 hotel rooms and some office space but some of the office or hotel rooms can be swapped out for more residential units.  But it seems they have a hotel operator lined a new Hilton property for Charlotte.

Wow that’s awesome! It seems it will fill in that area nicely and have good access to Pearl Street Park!
