North Edgehill Commons (8 & 5 stories), 700 residential units, 35,000 sq. ft. retail/restaurant space, internal garage, 6.8 acres, Beaman Motors Hawkins St. site

The moniker has been slightly altered to North Edgehill Commons, and will still have two 8 story and three 5 story (instead of 6 stories) structures with 700 units (1 & 2 bedroom apartments and 26 townhomes) , 35,000 sq. ft. of retail, and internal garages. No office space or hotel element is being offered anymore. Previously it was to have been 550 units, a 200 room hotel, 300,000+ sq. ft. of office space, and 15,000 sq. ft. of retail. Marquette Cos. has sold the site to Origin Investments for an undisclosed price, and the latter will now be the sole developer.  The architecture firm is now Dynamik Design, and the engineering will now be done by Thomas & Hutton. 

The team will go before the Metro Planning Department on July 25 for approval.

Based on postings in September 2021, can we assume that there is no grocery store in the plan?  The city had previously offered 9 stories if a grocery store was included.

I do not think so. I think the neighbors lost out as the agreement was between the first developer and the Metro. This is a new developer now and a floor shorter.

The project will be built in 3 phases.  The first will be two 8 story buildings (A and E in diagram below) with 356 multi-family units and ground level paseo for retail between them.  One of the retailers in Building E may take up 18,000 sq. ft.   In the subsequent phases there will be another 350 or so residential units, 380,000 sq. ft. of office space, and another 22,000 sq. ft. of retail.  There will be a 3 level underground garage across much of the site  The project is scheduled for the 7/25/2024 Metro Planning Commission agenda.
