These apartments are looking good BRICK fronts!  and maybe office tenants lurking for the big tower too.  any high or mid rise in this area will have fantastic views of uptown and the inner Southend skyline that is exploding.

Just checking this out and they have shuffled the proposed office building around and totally eliminated the once planned hotel.  Notice the 2 taller buildings are in front of the apartments and next to the townhomes now.  I hear they are starting one of the smaller 90K buildings there.

I really wish they would have kept the hotel. With all that office I figured it would be needed for people traveling for work. And that area would be so nice for visitors to be in. Still love the project though.

Both of those Office buildings under construction are really beginning to give the immediate vicinity a very dense feel.  Surrounding apartment complexes under construction will total have this area transformed in the next 2 years as they finish and lease up.  I’m hoping the developer is patient enough to wait for the demand for Highrise Office as was rendered above.

Texas developer Embrey plans 300-plus luxury apartments in lower South End after buying site

Texas-based Embrey has plans for a 304-unit apartment complex at South Boulevard and Scaleybark Road in lower South End.

 

San Antonio, Texas-based Embrey has acquired 4.5 acres in lower South End that it plans to develop into a 304-unit apartment complex.

The land, totaling five parcels at South Boulevard and Scaleybard Road, sold on June 14 for just over $22 million, according to the Mecklenburg County Register of Deeds. A portion of the site is the former home of Zack's Hamburgers, which closed last July after 46 years in business.

 

Southerly at LoSo is described as a "luxury apartment community" and will offer a resort-style pool with shaded cabanas, a bocce ball court, a dog park, a bicycle repair and storage room and a seventh-floor sky lounge.

The project does not include any ground-floor retail. Construction is set to begin later this month. Leasing will begin in 2024, with a completion date of early 2025, according to a news release. The project cost was not immediately available.

Brad Knolle, Embrery executive vice president of development, said multifamily demand is what attracted the out-of-town real estate investment company to the area.

"There is high renter demand in the LoSo area and vacancy rates are low," he said. "We are developing a community that will deliver a living experience that is in keeping with the vibrant and trendy LoSo area."

Embrey worked with local firms Cline Design and Land Design to design the project. Columbus, Ohio-based Elford Inc. is the project builder.

@JasonThomasCLT rebuking the look & lack of ground-floor retail at this site.  Wonder what it must be like for Embrey and team.  They probably go through months of an institutional and iterative process, devising plans, market study after market study, feasibility analyses, site surveys, broker meetings, drafts and re-drafts, lender pitch-books and financing approvals, and unlike Lincoln Harris, Embrey releases renderings, and then @JasonThomasCLT does a summary rebuke rousing the contempt of the project and its team among his followers.  He wants it, so it must've been feasible and Embrey is just being bad or incompetent.  Ok, got it.

If I were Lincoln Harris, I might just cover the entire site and vertical construction in a giant limited-access tarp and not reveal a thing until tenant move-in.

Jason Thomas is an urban development/planning columnist/journalist.

Mind you, he’s actually much more friendly to local developers than lots of *respectable* urban columnist out there. That probably can be attributed to when you have the laws on your side, it’s easier to use a platform to push for real change. Without some sort of power in the hands of the community, advocates could probably come across as unrealistic nags.

That is assuming people aren’t irrational and selfish. Sometimes no matter how you explain it some people cannot see past their opinion and evermore so when the status quo “works” fine for them. Instead they will direct their woes toward “more people moving” and while partly true objectively (more people then more traffic), that blame is unjust, sometimes hypocritical, and lacking empathy. They would rather say people should stop moving (which is impossible) than actually solve the issue with ideas and solutions that are actually attainable.

Again back to presenting the information in a way that is agreeable to the average intelligence (or better yet below average) person. All you need to do is have public support and things would go beautifully.

Classic stuff from our local urbanist "experts" who have no actual role in the process, besides getting some leaks from developers and posting it.

I dunno, I think you guys may be misinterpreting the criticism a bit. While the developers are certainly analyzing the bejezzus out of the project and its anticipated returns two years in the future, the developer’s goal is to cash out quickly, this leaves the residents of the neighborhood stuck with those short-term decisions for decades.  Since the building will continue to be a part of the neighborhood long after the developer walks away someone needs to speak up about its long-term shortcomings and how those value engineering decisions will impact the community. Ideally the city would have regulations in place that do this but since this is Charlotte…
