201 to 205 Broadway (1/10th of an acre)  is now in full control of Fundamental Income Properties, who paid $16.25 million for the final .05 acre sliver (average of $7,461 per square foot--possibly a new Nashville record) today. 

The firm now owns the entire parking lot which is one of the last undeveloped spots on Lower Broadway.

The investment firm previously set a record when it bought the two neighboring parcels, located at 203 and 205 Broadway, for $15.25 million in 2022. That property spans 0.06 acres, making the purchase price the equivalent to $5,834 per square foot — which set a record at the time.

The entire parking lot, located at the corner of Second Avenue and Broadway, spans just over one-tenth of an acre.

The seller in both transactions, Old Town Trolley Tours of Washington Inc., also broke records when it purchased the site in 2015 for $1,053 a square foot. At the time, the company paid $5.05 million for all three parcels: 201, 203 and 205 Broadway.

Old Town Trolley Tours has held its base operations, selling tickets and departing trolleys, from the 201 Broadway location since 2016.

Fundamental Income Properties is a Phoenix-based real estate firm that typically specializes in buying and leasing back real estate occupied by a single tenant. The firm is backed by Brookfield Asset Management Ltd. (NYSE: BAM), which has over $925 billion in assets under management, according to its website. Brookfield previously owned Fifth + Broadway which it sold to Northwood Investors for $787 million in 2022.

It is not immediately clear what the firm intends to do with the Lower Broadway site.

Be nice to see a Loveless Cafe and Music Hall there-the tourists can go to that location and let the locals have the original location to themselves-seems to have worked well for the Pancake Pantry down the road.
