The Peabody Plaza building will see the opening of Harper's Steakhouse later this summer on the first floor of the 9 story office building. It covers 9,000 sq. ft.  Milkshake concepts is the developer; Barnett Design Group is the interior architect; Dowdle Construction is the contractor.

Can't help feeling like that complex is going to be outrageously successful for several reasons. In short, it will instantly create its own 24/7 center of gravity. 

1. Retail/restaurant proximity to Ascend and capture of crowds before/after (similar to Bridgestone and B'way)

2. Skyline views from the residential and possibly retail/restaurant locations will be open on two sides (Ascend and River)

3. Relatively easy ingress/egress that avoids the madness of B'way; access to the businesses in TrolleyBarns and RMH and walkable to B'way

4. Growing residential population within 3 blocks to SoBro and Rutledge Hill

5. Not sure about parking, but I understand it will have plenty, exceeding the number of residential units by 3X, IIRC

Peabody Union has been granted 9 more permits worth a cumulative $24.37 million to finish the residential tower floors. A fall 2024 finish is still planned.

Granted the parking may exceed residential units, but parking demands on offices are typically alot higher. Office leases like to be around 4 spots/1,000 square feet from what I am told. Obviously that could be changing in the coming years, but who knows really. 

One hope I have for the massive parking is that the corner lot owned by MDHA could potentially go parking free and residents could potentially lease a spot within this developments garage. It could potentially help with the affordability of units in a proposed development and be an example of a savvy developer making use of already built parking. Also, not needing a parking entrance could free up more space for commercial activation along the street. Due to the slop of the streets from the corner, I could see two level retail as a real possibility here (granted a KVB facing commercial slot would be hard to execute due to the fast movement of traffic).
