  1. Yeah, I tend to drive by it once a week, and the thing is rather massive.

  3. Makes sense. Based on my limited understanding, mostly from colleagues whose kids work there, CoStar employs a lot of young, single people who have few responsibilities outside work hours, i.e., the type who are likely to live in the city. The pay is good enough that the trade-off of having basically no life for a few years is worth it. Then that stock moves on, and new kids come in. Rinse and repeat.
  4. I know I've said this before here, but it really bears repeating: Dominion's use of that space is abhorrent and really annoying when the GA is in session because it reduces a downhill travel lane toward the Downtown Expressway!
  5. Very reasonable! I could get a grilled chicken salad there for about 60% of what one would cost at Chopt.

Perhaps not earth-shattering news on the level of "Future of the Monroe building!!!" but I thought I'd note today's RBS article reporting that Sub Central on Main Street is closing after nearly 20 years. Although both RBS comments laud its replacement, "Fat Kid Sandwiches," Sub Central will be missed. It's always crowded around noon, but I've noticed the husband-and-wife owner/operators have begun to slow down and it appears they are going to enjoy a well-earned retirement.
  7. My default is just to say good for them, but not sure what it has to do with us. All those places are fine, from what I've seen. Richmond is a super place. It's got its share of failures and missed chances, but the bones and people are great. Is it going to get as big as those other places? Well, no. Is that a problem? Not to me. If I want to experience "big," I'll go to the DMV.
  8. He's explaining the two truisms of stadium/arena projects: (1) they're always bungled to some degree, and (2) the sales pitch is always rosier than the reality. There are plenty of examples of both, but reference to Gwinnett, Ga. is sufficient.

  10. This is an extremely finicking neighborhood, with wealthy residents, the types who would fight any zoning changes.

It does defeat the purpose, and I certainly thought things bogging down would be the case in practice, but having ridden it a good bit, I'd say it kind of doesn't, at least not as a single factor. There are so many stoplights in that stretch that you're going to get slowed down no matter what, and, even so, I believe those stoplights are still timed for Pulse traffic even where there's not dedicated lanes. It's not like the Pulse bus is stopped for minutes at a time in mixed traffic, and where things start tend starting to get more congested is where the dedicated lanes appear. Ridership demand (specifically, east-bound in the PM rush hour) tends to be a bigger factor in slowing down the progress. Just my experience; maybe others' is different.
  12. My very layman's understanding is that we're so far along that the financing switch is inevitable. But I don't really know anything. During the initial phase, parking will be in the current lot for The Diamond. With the next phase, there will be garages built within/along-side the buildings.
  13. An otherwise unremarkable story about Henrico buying 8 acres near the Green City site contains a nugget that the arena is targeted for completion at the end of 2026. We'll see.

  15. Can I double down on the cynicism? They weren't going to get $25 million in sales tax revenue. Those projections are always overly rosy to sell the deal.
  16. An RTD article from earlier this week suggested the ballpark could be ready on time even if construction started in the fall, which given the 18-month construction timeline would mean early October at the latest....
  17. Not a prediction, but it seems an easy fix. Ted Leonis accepted defeat this week and entered into an agreement with DC to keep the Wiz/Caps there, so that political hot potato is off the table.

At some point during COVID, I guess after air travel started resuming somewhat, we'd park in the lot belonging to the private charter company (can't remember its name) and watch occasional take-off/landings from there. Pretty decent view, our kids were young enough at the time to enjoy it, and no one kicked us out.
  19. Obviously, best-case, they're both up 12% and everyone is ecstatic. But I still maintain that as long as both are on a growth trajectory, it's a "win" all the way around. Roughly, what, half a million more passengers will come through those two airports combined by the end of the year?

I don't do politics online (or in-person), but as a general matter I don't think anyone should trust any college kid's position on any policy issue, or at least the form of protest, no matter the side said college kid takes. It's just safer that way. (Example: When I was in school up in DC a long time ago, the school announced a tuition hike midyear. This was a time of relative peace and prosperity, so the activists at school really had to reach to find causes. And tuition hikes are hardly ever popular, so it was a pretty good match. But the form of protest? They boycotted the food court in the student center building. This food court was obviously on the school dining plan, which of course is pre-paid, so all this boycott did was deprive themselves of food their parents already paid for and give the overworked employees a much easier day. I doubt anyone was thinking of that latter point, but I suppose to that extent they were right for the wrong reason....)
  21. This is basically the contemporary design for a minor league ballpark. Vast majority lower-level seating with a wrap-around effect down most of both lines, small upper-level club seating and press box access, covered wide concourse with vantage points behind home plate, lots of room for concessions, outfield bar* and lounge area, kids play area, more inviting gate entrances, etc. It's the FredNats park but twice the capacity. I can definitely live with that. Is it a thing of beauty? Not from the renderings, but I've been in dozens upon dozens of ballparks in my lifetime and I don't really know a ballpark until I experience it and get a sense of its "personality" (yes, a ballpark has a personality, lol). A couple more points: (1) You were previously concerned about being big enough for a Triple-A conversion, and 10,000 capacity is comfortably the size of a new-build Triple-A stadium. (2) Although I am one of the few who thinks The Diamond is a perfectly fine place to watch a game, this would absolutely be an upgrade from The Diamond in almost every conceivable way. *That bar near the foul pole looks either interesting or dangerous (especially if the park is more hitter friendly than our current one). Look out!
  22. Perhaps this point belongs more fittingly in the transportation thread, but I have two concerns with running the N/S Pulse straight up/down 8th and 9th. Although that theoretically makes the most sense, given the ultimate destination to and along the Manchester bridge, here's my concerns: (1) 8th Street (southbound) is a pretty bad by Richmond standards during the PM rush hour, especially when the GA is in session, and that won't be cleared up unless and until Dominion gives us back full functionality on its side of 8th Street; and (2) I'm skeptical they'd run the thing up 9th Street (northbound) where it is adjacent and therefore very close to the state capitol complex. But I don't know anything specific to this, so who knows.
  23. I'd be happy if what we see in the rendering is anywhere close to reality, regardless of size. I'm skeptical because the ICA didn't really pan out IMHO.
