It seems they’re in the process of clearing the entire (formerly) North Park Village senior community, which has been empty for a few months. They’ve shredded basically every tree on the land. I hope what they’re building there is worth it, I used to live right near there and I loved the giant, old, beautiful shumard oaks that dotted that area. Plus there were several healthy young white ash trees, which are critically endangered. I’m kind of bummed about this.

The Hub at 607 will be 4 story mixed-use project at 607 Due West Avenue in a partnership between Goodpasture Christian School and Samaroo Development Group.  The first phase will feature 115 residential units, covered parking, and a pool. It will get underway in the next 6 months and be completed by mid 2024. 

A second phase of construction, planned to start upon completion of the first, is still in the works. Samaroo said it is planned to be a larger version of the first phase — more apartments and more mixed-use space.

Total cost will be $24 million, and is being partially financed by Shakleford Capital.

The Lofts at Rivergate will be two 6 story buildings with 476 residential units and 16,496 sq. ft. of commercial space included on the 12 acre site of the former Macy's Dept. store at Rivergate Mall. Charles Jones, known for his work in rehabbing/reimagining old sites like Werthen Lofts and Saint Bernard Convent, is the majority owner in the project.  It will not be attached to the mall (which still has 58 stores), but will have a pedestrian connectivity point. The rezoning and approval process will start on July 11th at the Goodlesttsville Planning and Zoning Commission meeting.

On one hand, I don’t love Main Street as a STR strip. On the other hand, I love the density that’s building, the restaurants those tourists support, and the proximity to transit.

Forestone Capital is continuing with their plans for the mixed-use development on 3.3 acres at 1218-1236 Dickerson Pike for which they paid $10 million in. January.

“We are planning a mixed-use development, largely multifamily with ancillary retail to support not only the development itself but the surrounding community,” Brandon Hall, a Forstone principal, told the Post. “The Ligon-Dickerson-Douglas corridor is a nice spot for a retail location.

“We’ve been working closely with Councilman Sean Parker (in whose District 5 the property sits), so the plans remain in development,” Hall added.

EOA has been chosen as the architect; Benesch is in charge of engineering; and Hardaway Construction will be the contractor. No renderings available yet. But based on neighborhood precedence and codes, I'm guessing something in the 5-6 story range with 300-400 units, ground level retail, and internal garage.
