Soil testing? I wasn’t aware of that property changing hands or plans for it. Do you have insight?

I have no insight and I was not aware the parcel was in play either.  Just saw the drilling rig on my way to work and it was on a different part of the lot on my way home. I didn't know that it was for soil/environmental testing, but that is what it appeared to be.

If anyone can solve this puzzle they probably post here...

Today's Charlotte Business Journal - "Optimist Hall developer White Point Partners files rezoning petition for adjacent property" by Ashley Fahey  (Subscriber article / paywall)

Excerpt:  "The developer of Optimist Hall has filed a rezoning petition for a large parcel adjacent to the mill, potentially setting the stage for a substantial project.  Charlotte-based White Point Partners, which specializes in adaptive-reuse developments, is seeking the highest-density and most flexible transit-oriented development district, TOD-UC (urban center), for a 5.2-acre site on North Brevard Street.  The site includes a large warehouse at 1001 N. Brevard St., as well as land immediately south of Optimist Hall, which White Point and its partner on the project, Atlanta-based Paces Properties, closed on in 2016." ... "Because the rezoning is a conventional request, specific details such as a site plan or uses planned are not required to be filed, and were not included with the petition.  TOD-UC, one of the four new transit districts passed by the city last year, is appropriate near high-intensity transit stations and streetcar stops, according to the city's TOD ordinance.   A dense mixture of uses is permitted, while new development should be multi-storied and have activated street frontages. Buildings up to 130 feet in height are permitted byright, with additional height (up to 300 feet) allowed through a height bonus.  Most of White Point's portfolio includes adaptive-reuse projects, such as the 147,000-square-foot Optimist Hall, the Bowers project in Lower South End and the planned Salt + Vinegar development on West Morehead Street.  But, notably, White Point is in a joint venture with Dallas real estate investment firm Dart Interests to potentially redevelop the uptown Charlotte Transportation Center site, which would be new construction."

I for the life of me don't understand how the city approved the HVAC condenser units to be placed at the front of each of these units. Better than garages, but still unacceptable. If a little bit of one is visible on a commercial building they require screening.

the owners and developers of Optimist Hall filed a rezoning for the surface parking lots around the historical mill for more development.  From a Biz Journal article

""Charlotte-based White Point Partners has filed a rezoning petition for several parking lots on the Optimist Hall property fronting Parkwood Avenue in Optimist Park. The petition comes on the heels of another rezoning filed in March for land adjacent to Optimist Hall, including a large warehouse at 1001 N. Brevard St.  The new rezoning includes three parcels totaling 4 acres, all of which are surface parking lots for the development, at 1100 N. Brevard St. and at 16th Street and Parkwood Avenue.  "The rezoning will allow us to embark on the next phase of creating a truly dense 'live, work, play' environment around the 150,000-square-foot Optimist Hall," the firm said.  TOD-UC (transit-oriented development urban center) is being sought for both the petition filed for the parking lots as well as the request filed this spring. ^ I really hope White Point and the city put in the necessary time and effort/money to make the walk from Parkwood station less crappy. Part of that is sidewalk width (and trimming bushes) but the more important part is calming/dieting Parkwood I think, that stretch is a racetrack.

If I’m not mistaken the city is planning to redesign that whole street with a center median and wider sidewalks

Pretty sure two folks that live in this building post in this thread. Pretty sure they bought a lifestyle not a building. Providing something fairly affordable, near stuff to do is sometimes more important that building the most high design, high quality project in the world.

Agreed on the HVAC tho, big big pet peeve.

Those thing are gorgeous compared to most new construction I see in the Baltimore area.  Be thankful.

Agreed that location wise they are fantastically positioned.  Walk to Cordelia Park, pool, and the greenway. Across the street from Optimist Hall and the light rail. Two stops from NoDa. Not far from PM either and the Harris Teeter for groceries at Central.

The end caps are ugly - but the developer matched the facade of the neighboring 300 Optimist Park apartments (Tried to mirror neighboring aesthetics). If you look at 300, they have similar lattice/checkerboard wood insets. 
 

I’m surprised the city allowed AC units without screening, but the townhomes have decent curb appeal. They’re a great interior layout and feature rooftop decks. The design is safe and bland, using traditional brick and board and batten - should age fine. Stick built townhomes owned by residents are better than more stick built apartments, IMO.

Optimist Hall and the surrounding area today.  Can't wait to try out some of the new places in the food hall and to see the plans they have for some of land around the mill. This is a great project and great historical save for the QC.   I did not have time to get my Cafe con leche and a Cubano but will soon.  Muy delicioso!
