  2. I think they are rushing to get it open because of all the students that are now there, but according to the OS article this is not the finished product. Re: the trees, I thought it was odd they lined the west sidewalk with palms and the east one with oaks. I don't know if they plan to paint the gazebo thing, but I don't see why they would. The luminaries will look more like those towers per OS.   6. Orlando already did this same exercise (asset mapping, etc) with this exact same group (Polis Institute) for the Parramore area about 3 years ago. But I do agree that Parramore has been poorly treated/ managed. It obviously had a wealth and power problem for a long time. Previous administrations ignored it and over generations the residents left, and it was taken over by local investors/ landlords with no interest in improving anything. Home ownership is in the low single digits in much of the neighborhood. Things have gotten better in the past few years. New SFH have been built for the 1st time in decades. The larger scale projects, such as CV, will add people on the street which will bring new businesses (service providers). The Terry Ave connection will tie CV to Church St and beyond. Tackling the homeless population is key- I have no idea how they will pull that off, but it has to be done or all the infrastructure work will be for naught.
  7. So much development has begun between LPGA and 40, but Beat Kahli recently told OBJ that Avalon would break ground in '23. "When it's finished, Avalon Park Daytona Beach will encompass 3,000 acres — a bigger area than downtown Orlando."   8. You can see- at the far end- the park is nearly done. I haven't heard official word, but I suspect it will be open in about 30 days. I did notice The Monroe has been working on their front porch bar. It will front the park. Also, when I was there Fri eve, the area was packed. I'm assuming due to school restarting.

Somewhat quietly, the City Commision approved an ordinance that impacts sidewalks, driveways, on-street parking, parking garages and maybe most importantly reduced and/ or eliminated some parking requirements for new builds.   15. I agree with that, up to a point. I don't think anyone can deny that diversification of the downtown economy is desirable- but it is not as broken as some would lead you to believe. Bottom line is it will take incentives- they can hit either end of the leasing chain. Either they provide incentives to desirable renters (higher end food/ retail) to allow them to pay market price, or they pay subsidies to property owners to make it easier for those renters. The problem is a successful bar is a license to print money and will likely survive the term of the lease. Retail and restaurants aren't nearly as secure- especially entering a questionable market. They need to lockdown the safety issue first- or at least improve the perception of it. Then address the aggressive panhandling- which despite some views here is no worse than most other cities. Then work with the few landlords downtown that seem to be improving on the offerings- TMG, the Bags guy, etc.
  16. I'm aware of this, but not any detailed info and haven't bothered to look into it as I thought it was a basic operation agreement issue. I don't see how it would prevent his business from surviving as-is- except maybe a name change (I don't see that even). Isn't Kwame the plaintiff? Maybe you're aware of some larger item hanging over him...?

  22. I think it's great. They've owned me about 20k for a year and I can't get anyone on the phone or to reply by letter. My accountant laughed when I asked if he had any ideas... Also, putting my issue aside, every agent hired does not mean someone to come out to pry into your files. Much will go toward providing customer service reps on the phone.
  23. I generally try to avoid the attractions area, but they do have an amazing amount and diversity of restaurants out there. Questions: how far off campus do you want to go? Is it a dinner out or a day trip? Does it involve kids? Do you have a genre/ experience in mind? If you're not spending all your time in the attractions area, what area will you be in?

    You're very welcome, but your original question has me wondering where his chef customers are turning. I know Kevin Fonzo and Bruno Fonseca and many of the high-end pop ups bought from O-meats. I need to find out where they've shifted to.
