  1. Amazon must be in love with the Charlotte area as they will build another center in Kannapolis. Their east coast HQ must be next
  2. Northlake is sound from a infrastructure standpoint. You already have 3 lanes on 77 & access to 485 along with secondary roads like wt harris,old statesville,statesville ave etc to maneuver around. The issue is 77 from exit 23 to exit 36
  3. Wasn't implying that it would but from my understanding Smith's group would allow the general public to use the fields. So it would be more of a public space located in a underserved area that the city is attempting to spur more economic activity in.
  4. MLS or not I feel the city should take Memorial either way since the county is unlikely to ever do anything with it. Also it hasn't been widely discussed but the Smith bid is also pledging to improve soccer facilities at parks including Clanton rd,Revolution as well as building their team training facility on the Eastland site
  5. To clarify my earlier statement, I don't think you can look at the immediate area like BB&T/Bearden park. If what was discussed comes to fruition in terms of connecting Independence Park/Stadium/Cross Charlotte Trail that could help spur more development in 1st ward,midtown,brooklyn village etc as well as fill in some of gaps between Uptown,PM,Belmont & so on
  6. True, but with ownership of the land the city has more options to finance outside of the tourism tax. If the proposed 700 million in development happens around this site they could reserve a % of the tax value toward the building.
  7. The deal wasn't defeated it was modified. The county will deed the land memorial/Grady sits on to the city.
  8. Or they could design the express lanes to carry some local freight trucks like UPS,FedEx etc, which would likely help reduce some volume as well as be a major revenue source
  9. The problem is that's not how these proposed deals work. Most want the land at extremely below market rates in exchange for the overall value their proposed development would bring. And trust me the infrastructure needed to make this site viable for all the proposed development ends up north of a 100 million. So the question is how much of that do they expect the city,county & state to cover.
  10. Because these deals generally require a low lease requirement to make them viable. The Panthers &Knights pay 1 dollar per year for example & that is from a local government not state owned land
  11. The logistics industry is definitely going thru mass change & that's why you see Norfolk Southern & CSX investing as much as they have in intermodal & why development around CLT as a logistics center is one of the next big things to keep eye on going forward
  12. I'm sure the financial arrangement between the foundation & the hotel operator will be profitable at even average hotel occupancy
  13. East field Village was originally apart of a larger plan to create a urban village from the 485 interchange to east field rd. The explosive growth around Highland Creek/Concord Mills altered the plan somewhat
  14. It's not that N Meck or any other suburban town doesn't benefit from the transit tax nor is it the city of Charlotte's fault the Red Line doesn't qualify for fed. funding. Some seem to forget the the Red Line was a top priority & multiple ways to get the project off the ground explored until N/S made the project financially unviable. The streetcar has not & likely will not receive funding via the transit tax period
  15. I don't think the contract prohibits improvements to hwy 73,in fact I think this is what LKN residents should be focused on. Improvements to Statesville,Beatties Ford & hwy 150 should be top priorities to fund & construct among any other secondary roads that help manage traffic
  16. ^^very slim possibility that Charlotte reverses it's vote. To many other projects could be at risk like the blue line & street car extension for example. The biggest issue with funding for i-77 is other projects in the region that will score higher & likely to get funded quicker(I-85, Independence , I-77 south to the SC state line etc)
  17. Yes the Mayor can veteo ordinances but they can override his veteo with 3/4 majority vote. With the council likely to have a 9-2 Democratic lean he would be wasting his time & energy. He's trying to spark his base in hopes they show up in large numbers
  18. CLT is in a good postion long term even though some flights may be reduced short term. First & foremost the low cost just got lower with the fuel tax exemption & can get lower as future revenue is generated from the land it plans to lease to logistics & other companies. Add low cost to the growing global presence of companies located within a 2 hr or less drive of Charlotte allows airlines to supplement any passenger revenue with air cargo. So really CLT is important not only to Charlotte proper but to the greater region as a whole
  19. The CBJ just posted a article about the Atherton redevelopment & I didn't know that the whole property covers 10 acres. That's quite a bit of land even though a lot of it is historic buildings
  20. those are the only two i know of for sure,there will be six or seven total from my understanding, that leaves atleast two more counting the Uptown/Mooresville exit/entrance exits
  21. While I do understand some of the anger many LKN residents feel, there is some value to the toll lane project. Both the Lakeview & Hambright rd bridges will have direct exit/entrance to the express lanes as well as other improvements to those roads for example.

Grocery stores have a small profit margin & it can be difficult to make the economics work with the high cost of land Uptown ,getting foot traffic in the store is the easy part but making a profit off customers who spend less than half the average ticket of their suburban customers is the hard part.
  23. The biggest issue for DMU trains along either NS or CSX right of way will be their reluctance to share because of the potential growth Inter modal will play for both. Proximity to multiple ports & being within 1 day delivery of a large portion of the east coast & upper midwest is why Charlotte is expected to have a larger role in the supply chain network . The cost of keeping both happy is likely to much
