  1. My hope for phase 2 & beyond are for signal priority & making the lane thru uptown a transit only lane even if it's just during rush hour
  2. ^^the BRT system in Curitiba,Brazil is another example of effective bus only transit system
  3. ^^cool stadium but legion would look nothing like it does today if it were upgraded to MLS standards. Providence Park in Portland is a good example of a retrofit of a older(built in 1927) stadium
  4. ^^I think we need to understand that Google is not looking provide the type of service level TWC & AT&T provide. This could be a spark for the Innovation Corridor stretching from SouthEnd to UNCC with the epicenter being the NODA/N Tryon/Music Factory area
  5. They probably get added once the blue &gold line come online along with the eventual growth of 3rd& 1st ward
  6. The Sedgefield redevelopment is a game changer for that portion of south blvd IMO. The HT is rumored to provide both outdoor & roof top seating areas & is the first large scale urban centered development in SouthEnd
  7. CPCC already has agreements with UNCC either thru the UNC System or directly with the university itself, so what would be gained by a merger? Sounds like GSU/Perimeter College are trying to cut administrative cost IMO.
  8. PM is a great place to live & play but Ballantyne is on whole different level income wise. HT has a store on just about every corner & they all are higher volume stores than the PM location
  9. PM & NODA for that matter need to keep their weirdness (for lack of a better term). Especially with South End's transformation to a urbanized upper middle income neighborhood .
  10. If it's Top Golf & they are looking at city owned land then we are talking somewhere around the proposed sports complex, most likely on land headed toward Monroe rd
  11. The delay is no big issue IMO, especially when it's not costing the city any money. Just have to accept that those who oppose these type of investments will do so either way. The Gold line could have 100,000 riders & garner 5 billion if investment & they will still see it as a waste of money
  12. While the distance to the CC might be a issue, if the hotel is on top of a Copley Place type retail center& is the center piece of a larger mixed use complex shouldn't be a deal breaker with most conventions.
  13. ^^This is what intrigues me about the observer property, it is big enough to put the 1,000 room hotel& still have room to put significant retail to help subsidize the cost of running it. This property could also be a catalyst to jump start the gold district
  14. I agree that no high rise office tower gets built but I can see some form if retail& maybe even the long sought after flagship convention center hotel
  15. Johnny Harris has a record that speaks for itself. He's been instrumental in the development of South park & Ballentyne& he has helped Charlotte land events like the Final Four, Wells Fargo Championship etc. I doubt he spends 30 million plus on a piece of land& does nothing for 10 plus years
  16. Mixed-use completed in multiple phases with a Phillips Place style retail/hotel component in phase 1
  17. ^^ It wouldn't surprise me if some development happens on this land (maybe not all of it) If Crescent buys this property I see something happening sooner rather than later& wouldn't surprise me to see 277 capped in this cycle
  18. The chick fi-la/peach bowl also benefited from being held on NYE , so 46,000 is somewhat disappointing but the hotels Uptown aren't complaining. If it were held Saturday the game might have had better attendance
  19. A Belk's outlet store Uptown would do good business IMO. If they carried some lines exclusive to this location along with a clearance center I would definitely shop there.
  20. I consider all of the innerburbs as part of Charlotte's urban footprint. You also have to keep in mind that most of the new development in these areas will price many out of living in these neighborhoods because of the cost of land
  21. The best case scenario for Charlotte is one of choice IMO,you can choose a urban,suburban or somewhere in between lifestyle. The best you can hope for is for local government to encourage smarter development patterns than were allowed in the past. Forcing a complete urban centric model is not the answer nor is allowing car centric ,unconnected cul de sacs
  22. Most of us feel Charlotte can improve in alot of areas & I think we are (although not as quickly as we like). With that said the areas likely to experience major urbanized growth are also the least likely to be affordable . University City offers the best opportunity to have affordable housing near transit infrastructure , just be prepared to see more Birkdale than South end.
  23. Some of these apartments could be converted to for sale units at some point .
  24. South Charlotte has one if the highest median income areas in the southeast & has shown it can support all these stores. I don't see HT building a large store even if Publix does simply because the PM,Myers Park, Dilworth & Sedgefield stores are accessible to many of the neighborhoods close to Uptown. Now I could see them put another express store in NoDa
