  1. First, improving the grid network helps. The plan calls for many connections to improve the grid system, especially for Church St. Second, traffic finds a way (Jurassic Park pun). Look at Atlanta when the section of I85 collapsed. People were calling for gridlock everywhere and it ended up not being nearly as bad as they thought. Why? People did not make unnecessary trips and found ways around that they did not previously use. Making them two-way essentially undos some of the wrongs of the 1960s-1970s. Church, Academy, Pete Hollis plowing through neighborhoods really hurt the livability of downtown. It's time to fix it.
  2. Returning College to a two-way would probably be hated by SCDOT, but I like the idea. Lowering Church back to ground level would right a wrong. I really like the roundabout idea at Rutherford and Pete Hollis.
  3. If I remember right Neighborhood I is completed, so this new construction should start a new one.
  4. ICAR was never meant to be a 10 or 20 year build out. It's a true satellite campus. Clemson wasn't built over night and neither will ICAR.
  5. Unity Park has its own Master Plan. I am pretty sure it includes parts of Southernside.
  6. One should note that the creek runs under this site. It was piped for its construction. Might have to be daylighted for any new construction.
  7. Greenville will grow taller with less land availability. That will happen once County Square has finished development, or perhaps during it. The demand for floor space will warrant it. Those are just temporary fixes to extend the lifetime. Once the City finishes the park and the police/muni court, look for the Mayor to push for a new City Hall. He has wanted one for awhile. Many do. The City has vastly outgrown City Hall. Rec, parking services, etc are all now in other buildings around downtown.
  8. Interesting note about Memorial: Lynyrd Skynyrd gave their last performance there before the plane crash.
  9. I have always thought it would be the perfect place for a new City Hall.
  10. The best way would be to rip it off and make something completely different on the end. Scottsdale Fashion Square did something similar a few years back. The tore down the old department store on the east side and added a new section of mall with stores. They they later added on a two story Dicks/Movie theater. The mall needs something more than just 10-7pm stores to eventually survive. It needs more 24/7 (or close to it) life. This is important for sales for the stores and restaurants and whatever else going forward.
  11. Do away with the useless Juliet balconies on the rear of them and Ill like it all.
  12. I like the design...but what is up with the hotel rooms? Almost looks like they could switch the use to condos or apartments with the way they are oriented.
  13. I like everything but the overhang in the right of way.
  14. Interesting, they were going to go for in-between the garage and office building right?

  16. The park in the catalyst that will spur redevelopment of the surrounding areas. So naturally when they are doing the park, they will also redo the roads and sewer lines along with it. In the end, the park will pay for itself in probably 10 years in the increases in property taxes, sales tax, etc.

  19. Connecting Fludd to Pete Hollis would be good for connectivity. They could reconnect a lot of roads that SCDOT butchered...
  20. Not the biggest fan of how they tried to hide the vents...
  21. GV Tech could probably find a developer to redevelop the site in stages and have a mix of retail, housing, and school. Kinda like County Square.
  22. Is the old Belk the old back department store?
  23. It is a PD. It would need a PD Amendment anyway. They can just insert taller height along with the amendment.
  24. The current site ought to sell for a healthy price. A good size building would have views of the field.
