  2. Correct, anything zoned C-4 and MF goes to DRB. MF was added about 3 years ago due a couple newer (and ugly) MF complexes that were built.

  5. The last idea for a convention center came next to the Well. I agree it would not have worked there. It was also going to be just a convention center. No mixed use, no museum.
  6. Also, remember the City will likely pay most of this through their hospitality tax. Hospitality taxes can not fund many other parts of government. They have to be spent on tourism-like items. A convention center is one of those items. It can be spent on sewer and roads, but for tourism related items. So a new road to a new hotel, a new sewer line to take homes off septic near a public beach, etc. Replacing a sewer like in North Main or Nicholtown would not count.
  7. If it was not for the symbiotic public-private partnerships that Greenville has built over the past 40 years, Downtown would still be the run down hulk it was in 1975. Nearly every major development had public funds go towards its development...the Hyatt, ONE, RiverPlace, etc, etc, etc. We are not talking about the Braves new ballpark here. We are talking about roughly $55 million in public funds helping create a $300 million project, a prominent art museum (something downtown in missing), a conference-oriented convention center, and hundreds of jobs. Win-Win-Win-Win

The new Convention will be for business conferences, the old for Auto Shows, etc. And we really need to stop the whole "it loses money" or "why is the government subsidizing the private industry?" argument. Business and government are a symbiotic relationship. Governments can not exist without their tax revenue, businesses can not exist without Government's construction of infrastructure nor law system. A convention center is infrastructure to businesses. Government funded convention centers are nothing new. They go back to ancient times to foster business and tax revenue alike. Do convention centers loose money? Yes. But, what is important is the increase in tax revenue that results. Even with that, if you still do not believe that. Ask yourself, how do roads make money for the government? Should we not fund them either?
  9. I have long thought BJU needed to move their art museum downtown. It would have more prominence and give the collection the proper building it deserves. I assume the school would also enjoy the extra room on campus. Greenville literally has one of the biggest religious art collections outside the Vatican, time to show it off!
  10. The gated portion might be so old, it might pre-date the no gate ordinance. Heck, feels like that portion started 15 years ago by now.

  12. Glad someone finally bought that office building. It had been for sale for nearly 3 years. Perfect location!
  13. Yup, the reason why you had not seen much investment in that general area is because the sewer basin was at max capacity.

  16. Basically the need for more brick, maybe some steel, and overall less modern. This building is nothing but modern with very little brick, if any.
  17. Ehhh...does not look like it belongs in the West End portion of town. Rather dull on many elevations.
  18. Terrific design. It looks what I imagine a Federal Government building to look like. Glad they changed it. It also looks smaller being that it is set back from the road quite a bit. The OKC attack forced all new federal buildings to be set back from where vehicles would be.
  19. Do not like the double coverage with Woodruff on the rear.
  20. I like the site design except for providing a stub out to the property abutting Halton. As for the design of the structures. They leave a lot to be desired. Too much hardie plank. Needs to add in more brick or stone work.
  21. Im good with this. They are providing two stub outs for future connections and will have to ingress/egress existing. Lots of buffering and open space for the riparian elements around it too.
  22. Interconnectivity is an importance to me. Therefore, they should establish a connection to McCarter Ave.
  23. I give these 5-10 years before they switch to condos.
