  1. This is a great opportunity to connect the existing retail strips to the North and South of the site to make a more cohesive corridor. With the antique stores backed in by Lakehouse and narrow strip between Orange and the tracks to the North, I think the area would retain a lot of its character while increasing housing units. As for the pink apartments, let's keep 'em. Although the I4 widening has the highway right up against the back of some of those buildings now.

Miami firm to build TOD apartments next to Tupperware SunRail Miami-based Waterstone Capital paid $11.45 million Friday for 16.5 acres next to the Tupperware SunRail station and plans to build 448 transit-oriented apartments. This is the developer’s first project in Central Florida, and it’s the third TOD housing community within walking distance of the transit station and Orlando Health Tupperware Campus. Waterstone Managing Director Mauricio Bello told GrowthSpotter they’re looking to do a four- or five-story complex with concrete construction and surface parking. Bello said he’s already met with Osceola County staff, and they’re excited about the project.   4. From the recent GrowthSpotter article on the Fairfield hotel, from one of the same developers. My guess is that this project is still seeing post-covid issues with student leasing.

GrowthSpotter revealed DEVEN’s intention to build a luxury hotel with an attached conference center on 30 acres just across I-4, at the southeast corner of the World Drive interchange, in September. According to the most recent release, the 7-story Fairmont Orlando hotel will feature 550 guestrooms, including 90 suites, 12 villas along the perimeter of three planned pools, and 87 Fairmont Gold rooms. The brand’s signature experience will be offered on the top floor and include a 5,000-square-foot private lounge. Fairmont Orlando is slated to open in early 2025 and will mark the brand’s 20th property in the United States.

    Property management has been difficult to engage. Hopefully with the Kimco merger, they become more responsive.
  7. I think this last rendering does a great job of showing how the two buildings belong together. Some may not like that, thinking that previous iterations were more exciting, but maybe this will provide some context for the AC building that makes it feel less like a sore thumb.
  8. A MMJ company has had the lease on the Steak N Shake for a while now and have been sitting on it. They are moving through the permitting process for a dispensary there, but I don't know of the timeline. The Kernel Encore building is under new ownership, too, and you should expect to see a new brick and mortar location for a popular food truck in the coming months.

  11. Those photos in Bungalower are my lunch yesterday -- very tasty! They're planning to add some more outdoors seating along Bumby, and once Milk House gets going (the latest date I've heard is next Monday!) there'll be some great nighttime cohesion between the patios at these two places, plus MX Taco and Sideward across the way.
  12. On Monday, October 18, Orlando Mayor Buddy Dyer will join District 5 City Commissioner Regina I. Hill and members of the Orlando Downtown Development Board, Dr. Phillips Center, Dr. Phillips Charites, and Ascend Studios to break ground on Art², a new .28 acre park located on the corner of Orange Avenue and Robinson Street in downtown Orlando. Amenities at the park will include a two-story container structure with a café, art gallery, stage, seating, space for two food trucks, green space for scheduled activities, and more. Anticipated to open in Spring 2022, this new park will help further meet the vision set forth in the DTOutlook plan by the community to ensure downtown Orlando remains “An Awesome Outdoor City.”

  16. That 1974 $80m would be around $443m with inflation (Wikipedia lists construction cost at $120m, or around $665.9 adjusted) And 1989 cost would be another $176.4, totaling about $842.3... which is much much more money

  18. An interesting article on the emergence of 'dark stores,' local fulfillment centers used for online orders. It talks about corporations converting existing storefronts to dark or partially dark locations where there's little to no actual shopping. We've been seeing a bifurcation of retail shopping in recent years where staples are ordered online and people are looking for experiences in buying any other goods.   20. Workin' on it! FPR special sites capital fund is going to some chemical tanks that need to be replaced at a pool this year, but looking at an allocation in 2022-23 to add a street course to the west of the existing park. I also think there will be a park as part of Under-I.
  21. Bowling alley is much smaller, and they are targeting New Years for opening. Expect a completely different experience with coffee, pastry, full liquor bar and upscale experience. Hoods Up, on the other hand, is a much different story. There have been many offers on the property, including above market, as-is offers and negotiations that have resulted in unclosed sales. There are strong emotional ties to the property, and as evidenced by what's stored there, it appears to be part of a hoard. We've talked a few times with the City about a vacancy tax or penalty based on estimated lost economic output or market rental rates to help this and other buildings sell, but it keeps getting held up in the City Attorney's office. With Florida's strong property rights laws, they can't seem to find a way to enact an ordinance that wouldn't either be illegal or completely struck down with another preemption from the State (like the tree protections that were gutted a couple of years ago.)
