Sure, but the cities that crazy overbuilt (Miami) have basically worked through the oversupply. I know its apples and oranges but I gotta wonder if oceans of dirt cheap residential and office space in Southend would have been a (long-term) positive outcome for the city.

 

Miami's oversupply got snapped up by all the capital flight from Latin America.  First, Brazilians started purchasing condo's from 2010 onward due to the strong Real.  Then Venezuelans, Argentinians, and anybody with dollars living in a Socialist country with crime has parked their dollars (and children) in Miami real estate.  Throw in a strong Euro until recently and you get the picture.  A different demographic entirely.  

 

Charlotte wouldn't have had this luxury of foreign capital as altrvr explained above...

If you don't have a work visa, forget it.  Your passport will signify that you are 'not' to accept employment either paid or unpaid.  That is unless you have some specialty for which is in need in the U.K. Then you can get a waiver.  I've been through this before. Better check it out first.  They seem to be stricter on immigration there than we are here in the U.S.

^A lot of Venezuelans have one or more grandparents who immigrated from Spain, making them eligible for Spanish passports and EU citizenship.  Since unemployment is high in Spain, London is the next best option and no need to get a work permit.

wow.................. That would of been very nice. We just moved out of Silos and loved living there. SouthEnd really doesn't have much to purchase along the light rail. Tonsssssssssssssssss of rentals but not much to purchase. More options to purchase would of been really great.

I don't normally like to post without being constructive in some way, but just have to say how disappointed I am in the finishing aesthetics of the Summit & Church project (now called District Flats). The dark brick they used at the bottom had me pretty optimistic, the corners of the building still seem like they're reasonably well-considered, and hey, there is SOME retail even if there is also some awkwardly blank wall. But the treatment from the 2nd floor up is just awful...who thinks its a good idea to clad an urban apartment building in the colors and vinyl siding that belong on the cheapest of suburban houses? The windows on this building are very weirdly tiny, so you have to see a lot of that siding. I figured at least the rounded corner at Summit would feature some nice floor-to-ceiling windows but it seems to be the same size windows throughout. 

 

The renderings always looked solid. Hopefully none of these upcoming projects pull a similar bait-and-switch.

 

The 1-story building with the loading docks next door fronting Winnifred seems to be being gutted, so I have some hope that another project will cover the worst side of this one up soon enough. 

 

It is hard to decipher from their twitter and facebook, but it seems based on their reference to having apartments available that District Flats is now open.  

 

 

I didn't see what it looked like in July, but I'm not sure I agree on aethetics.  With brick and a bold color, it seems a little better than most of the run-of-the-mill apartment blocks we have been getting lately.

That's said, kudos to Faison for ripping the crown from Colonial Reserve for "ugliest pile of crap building" in South End. This thing is God awful. I'd be embarrassed if I were even associated with it. It's almost so ugly it's endearing.

Adding to its ugliness......it looks like a one bedroom is going for $1900 a month!!!!!!!! Are they absolutely insane or can they really command those prices?????? That seems beyond outrageous to me. Why on earth would anyone ever pay that when they can pay less and live at the Element?

 

Edit: okay i was $1900 for 1100 sq ft. 785 sq feet it $1450....still that seems rather high given the decent location, ugly building and standard amenities.

I live diagonally across the street from this building, and I actually don't mind it at all. Adds a little color to the beige that we usually see in these complexes. I am pretty sure that a portion of it is open for leasing. You can setup a lease online that starts today on their website.

From my own, uneducated, observations; 1100 South and Camden South Line both appear to have excellent exterior aesthetics.  The brick on Camden looks great and the windows on 1100 are of high quality.

 

Also, all the buildings at the 1616 site have no been demoed.

I guess I need to go by and actually see it other than at night.   

 

To me, the pictures look fine with the blue, etc.     But controversy on color choice I guess is why they all end up beige.

^  That new rendering makes it much more clear.  The building is actually reversed in the Google sketch-up, which confused me based on where there retail is shown on the floorplan.

 

Based on the new rendering, 4,800 sf of retail would go right at the corner of Tryon and Morehead, then a building entrance next to the retail along Tryon, then another 3,850 sf of retail at the other corner of building fronting Tryon (don't think this extends all the way back to Carson/Enterprise care rental)

 

The only thing that would make this project near perfect, IMO, is if the apartments wrap the deck along with Winnifred side as well, which is unclear from either rendering.

 

Funny that people were comparing this to Ally and Avenue (and there are clearly elements of both) but makes sense, since all 3 are SRSS architects out of Atlanta.

 

 

BTW....I agree that this is the most likely site of the Observer relocation.

I was wondering if anyone knows what the final plans will be for the light rail access at the publix / camden southline apartments on south blvd? Specifically, is there going to be a walkway over the light rail to Hawkins St? The Stiles flyer for the shop space still shows a "proposed pedestrian walkway" to the Spectrum South End apartments on Hawkins St but I wanted to know if this was finalized?

Yes...this is David Weekly townhome project...there were some rendering from Acela land-use posted somewhere on here.  It's only like 11 townhomes.  I believe pricing is goin to be in the 500k's and up.
