DESTROYED: Providence Fruit & Produce Warehouse

Recommended Posts

Eh, I'm not going to make any sweeping statements, if there are stores that have things I need/want, then I'll likely shop there. Of course I can't get there from my house because I can't walk over Dean Street.

Is there really any hope of this rendering turning into an actual building?

Let me state how I predict this will work:

- Get land for cheap by lying to state (check)

- go back on your word by allowing the building to destroy itself (check)

- get a slimy demo permit (check)

- destroy building (check)

- show pretty pictures to garner public favor (check)

- talk about difficulties of current economy

- talk about receiving some income for the investment

- pave

- petition city for "temporary" surface lot.

- become overflow lot for Providence Place at $5/car, $15 on WaterFire nights

Voila!

There has been a nice rendering of a hotel for Parcel 12 on their website for four years now and nothing has ever come of it. So I wouldn't hold my breath for this site either.

they are involved in many RI projects right now(Crown Plaza expansion, Chapel Place in Cranston) that I don't see them starting anything else until the other jobs are done.

i think there's a viable case here. Of course i'm not a lawyer, but i think a case can be made that the abandonment was signed off on by the CPC in 2005 based on Carpianato rehabbing the warehouse. That didn't happen. Basically what the city council voted on was a "null abandonment" (my words, not an official term, although I will happily take credit for it since I suspect we'll see lots of them) because it was attached at least verbally to a plan that no longer exists. I am not sure what the 901's beef is, but I think there's a case there.

Let's just assume that it's going to stay empty for at least another 3-5 years. Carpionato has a lot of retail spaces, and the commercial real estate market is the next shoe to drop. They're not gonna have enough money to build anything on that land for a loooong time.
