Midtown Alliance Annual Meeting Update

I attended the Midtown Alliance Annual Meeting this morning (aka Midtown Pep Rally) and they didn't really give much more information on future projects than we already seem to know.

However, a couple of key takeaways of future projects that they talked about were:

When they showed a rendering of Viewpoint Midtown, it only had two towers. However, it was that updated picture that is floating around on here with the "wavy top." Retail will extend to the corners and will be two stories all the way around.

They showed the rendering of Onyx that is on this site and said it was currently under construction.

They had a NEW rendering of Trump Towers and Hotel Palomar. The Trump Towers rendering made the buildings look taller and it definitely is silver glass now. This rendering looked MUCH better than the original two that we saw. It also looked like it had better looking retail...maybe higher and more pronounced now.

Hotel Palomar no longer has the balconies anymore and instead of the top half being different than the bottom it is split into different materials from left to right. Meaning that the glass changes in the middle of the building but is continuous from the ground to the top floor. Hard to explain..but it looks better I think.

They did do a 30 sec flyover on Google earth that had all the proposed projects Midtown Alliance is currently looking at. These projects renderings were only outlined in blue (as to not give away details yet that the developer will want to announce), but there were MANY projects along Peachtree and even some on Spring and W. Peachtree (maybe where those huge parking lots are on the corner of 17th and Spring) that we haven't heard anything about. Large buildings were definitely marked out for the lots to the left and right of Viewpoint Midtown. If all these projects happened, it really would make it the Midtown Mile!

I attended a couple DRC meetings for Viewpoint and they made a point to state that while it's possible there will eventually be a 3rd tower, they were only submitting plans for approval of 2 towers.

The project north of Viewpoint is proposed as a mixed use Condo/Boutique hotel.

They were only able to complete some phase I townhomes before the housing market collapsed. I guess the proper description of the project is "on hold". Heres a photo from flikr

-It was in the Business Chronicle I think a couple of weeks ago that the Palomar will be all hotel and will no longer have condos.

It's projects like the Trump Towers that makes a decision of living in a highrise in Buckhead or a highrise in Midtown that much harder. I think the renderings on his site are very discrete. I like them. Some may want something a bit more flashy but the people who will actually live there probably want something that exhibits a sense of restrained elegance. This project delivers.

Virginia Highland hires attorney to fight The Mix @ 841

The Virginia-Highland Civic Association (VHCA) has hired attorney Jonathan Weintraub to look at the development plans of the 84-foot tall, seven-level building. VHCA board member John Peak and his wife Julie Peak researched documents dating from 1956 to the 1980s at the Atlanta History Center and discovered that there might be a problem with the parcel’s zoning. The Peaks found no records indicating any change from the property’s original zoning as three residential lots. The Mix @ 841 would require commercial zoning.

Whats the scoop on the Emory campus project and the Airport area projects Andrea?

The Emory master plan includes improving access to the campus, making it more walkable and adding over 4 million sq ft of space for various uses. The total was around $5 billion.

The airport projects include building a new international terminal on the east side of the airport, a new consolidated rental car facility connected to the airport by an automated people mover, a proposed south terminal and various cosmetic improvements throughout the airport.

Coke and Stone Mountain to create winter wonderland - ABC

Stone Mountain Park and The Coca-Cola Co. are teaming up to guarantee a place for Atlanta's families to really chill out in 2007.

The Atlanta-based beverage giant and Georgia's most-visited attraction announced jointly on Wednesday the creation of Coca-Cola Snow Mountain -- a family snow park opening in November as part of Stone Mountain Christmas.

"Using state-of-the-art equipment, Coca-Cola Snow Mountain will feature more than 200 tons of fresh snow daily," said Anthony Esparza, vice president of guest experiences with Herschend Family Entertainment Corp.

551,188 square feet of retail space

723,784 square feet of office space,

a multi-use convention center with a seating capacity of 6,000

a 320 room hotel and

1,174 residential units

The residential units include 974 high rise condominiums and 200 loft condos

A new Peachtree for $1 billion - AJC

The Peachtree corridor task force unveiled Tuesday, a 20-year plan to bring back streetcars and overhaul of the city's signature thoroughfare to include new sidewalks and bicycle lanes, improved lighting and landscaping, buried utility lines and a string of small parks and plazas, about one every quarter-mile. The plan would be financed in part with new taxes on property owners along the street.

The plan includes two streetcar lines that would cost up to $450 million. The longest, a 15-mile stretch from Brookhaven in the north to the Fort McPherson area in the south, would cut through Buckhead, Midtown, downtown and the emerging Castleberry Hill district.

A separate four-mile line would circulate in the downtown area among hotels and tourist attractions, from the Georgia Aquarium to the Martin Luther King Jr. Historic District
