Yes, they are mostly in the Matthews and Mint Hill areas.  There are 3 Russian supermarkets  in that area and one Turkish-Russian supermarket also in Matthews.  Sorry for going off topic but I’m a sucker for International cultures.

JLL's first quarter of 2020 office market report is it.  Once again Charlotte is one of the top office markets.  This time only 2 markets Austin and Baltimore absorbed more office space as % of their total market than we did.  Only 2.  Charlotte absorbed 1% of its office space that quarter compared to the national average of only .1%  (yes point 1 ) 

Regional competitors Atlanta .7%,  Nashville .1%,  Raleigh Durham .6%, Austin 1.1%    Leasing came to halt in some major markets like NYC and slow almost everywhere in March. 

Charlotte raw numbers were 530,xxx sq ft absorbed vs. Nashville 47,554 sq ft vs. Raleigh Durham 298,188 sq ft

So we enter this downturn is MUCH better shape than most major office markets in the country.   With most of the space under construction heavily preleased our vacancy should increase on slightly as long as major tenants don't give back space (so far no sign of that)

Yes I dug a little deeper and it is mainly due to defense contractors leasing space in the suburbs like Columbia MD which despite being between DC and B'more is in the Baltimore metro and market.  

Lowest vacancies of the 50+ office markets JLL follows Charlotte comes in #3 from the bottom which is good meaning our vacancy of 9% is great.  National average of vacancy is 14.2% Only NYC and San Fran have a lower vacancy rate.  Our office space cost per sq foot is middle of the pack  avg. $32 bucks a sq ft and Charlotte is #6 in total construction of office space right now only bested by the larger markets of NYC, DC, Boston, Silicon Valley and Chicago.  Like I said our market is much smaller than all of those markets.   Charlotte in 2018 and 2019 was one of the best performing office markets in the country and continues to be so in the first quarter of 2020.

Baltimore, and Philly for that matter, has some unique Geo and transport advantages too. You would think sooner or later they will blossom again.

part of the Baltimore metro is Fort Meade which is the headquarters of the NSA and it is growing greatly.   Plus locating a little further from DC can save lots of money on office space costs too.

The new 7-11 on Independence is awesome. They always have funky music jamming and the people inside are friendly. The food smells/looks good although I haven’t tried it yet. I like to grab a 18-pack on my way home in the mornings. I’d rather stop there than go to Walmart and walk a mile (after a 12-hour shift on my feet) to save a couple bucks.

7-11 now owned by the Japanese is huge in Asia.   Last time I was in Hong Kong I would buy a quick sandwich there and use my transit card (the Octopus) to pay for it.  When my brother live in China their 7-11 sold 25-50 lb bags of rice too! 

I think QuikTrip has caused everyone in this market to up their game and it benefits all of us.

^ The problem with reopening without testing is that a chunk of the population will continue to stay home. If 30% (hell, even just 10%) of the pop in those states continues to stay home because they are worried very few of those reopened businesses will cover their costs. I don’t know many restaurants that are making tons of extra money in good times, let alone bad.

Unfortunately I don’t think the majority of people will want to go out and shop at random non essential stores like Michael’s, JCPenney, and GameStop even if a state re opens (or at least not any time soon)

I mean, states have to start considering the impact of a large economic downturn. Looking at the Great Depression and Great Recession, more people died from those due to loss of insurance, suicide, etc then what are projected to currently die from COVID-19. It’s not money, it’s 30% of th population could face losing their homes, jobs, etc,
