Hey I just found out the Stories Have changed for the Height. Gateway Bank Tower will be Known as the B&M Tower..''The name is from the streets it intersects ''Bank Street and Market Street''. It has rised to 24 stories instead of 22 stories. and they are thinking it could rise again at the end of this month because the demand in office space. which could be 30 stories. I found a interesting leasing layout shows all the major retailers who is gonna lease space at the tower on the bottom floor.. Home Goods is gonna lease 21,597sq feet facing Vbblvd. There is one space left at the BM Tower aka Gateway Bank Tower.. 9727sq feet. They are also in the process of moving forward with the Urban Market Tower on Block 11 as well since they see a boom in office leasing at Town Center. that building retail space is already filled, just waiting on 4 floors to fill up.. The tower will be 26 stories with apartments wrapped around, ground retail below the apts and a parking garage in the middle...

Reading more closely, not too sure about the accuracy of the pamphlet, as Circuit City is still listed as a nearby attraction. Also, where did you get the information on the two other office buildings (Block 11 and 2)?

Edit: Also Gateway Bank is still listed, weren't they bought up by Hampton Roads Bank?The pamphlet lists Home Goods as proposed, so I would not say they are going to lease the space.Also FYI is listed still as Planet Music:

This information is pretty accurate. it shows the Jimmy Johns sub place on the corner facing constitution drive behind the Arts Institute. They just announced that JJ was gonna Lease space. so this is a pretty recent layout... I have inside sources who work with CMSS that gives me updated information on everything that regards to town center development.. They are looking to break ground on Phase IV in April. There is a state of City speech with Mayor Sessoms who will be talking about Phase IV and when it will break ground, Beach Centre and the other major projects going up in the area.

And for the Circuit City Lot.. Most people know that property as the Circuit City to give you a idea of where the buildings are in terms of Town Center.. Doesnt mean its still there. Many people dont know a east coast appliance is there. They just know it as the circuit city lot as a landmark. Because that is where the lightrail station will be in the future

Well it's definately interesting and up to date, Art Institute and Jimmy John's are on the layout, they are recent announcements/additions.

I'm glad that Gateway Tower is now up to 24 floors. That will make it three floors taller than the Armada Hoffler Tower.. and will look absolutely huge sitting right on Virginia Beach Blvd.

Once things get going again I'm sure that Gateway will have no problem with financing. Town Center is poised to grow (:

edit: this Town Center could be the begininnings of something great for Virginia Beach. I hear that it was touted as an economic engine that was supposed to bring upscale shopping and fortune 1000 comapanies back when it was just a plan on a paper. I really wouldn't be surprised if 10 -15 years from now, that was acutually happening.

We have already seen some great developments in the last year. Art Institute occupying Columbus 2, University of Phoenix moving in, now the Home Goods retailer.. The future is bright.

I had typed a long post about some of the information you presented here, but I just saw your post that all this should be alluded to in the SoTC, which is just days away. I'll reserve my questions until after that time, but I will say that I am skeptical for now.

I like the rendering on the first page of that pdf. VaBeach will definitely have a great little skyline when the town center is all built out...though it will definitely be just a tiny downtown until the city starts acting on its Pembroke Plan that we have seen.

I could definitely see this tower ending up being 30 stories, but I think that will happen after a year long delay. Though I think the aLoft lot and this lot will probably go up around the same time.

The huge lot on the south east end across from the CMSS lot will probably be the last thing to go in and we will probably see several more renderings of that building as it evolves and changes with the needs of the area...the current idea, I think under-utilizes that block. As big of a block that is, it could easily handle four buildings on it. I would rather see them divide it up into four lots and let it develop as needed...the last thing that area needs is another parking garage. Not every building in the town center needs to have a garage in it, people have legs and are known for using them in many other urban areas...they might whine about having to walk a few blocks at first, but they get use to it when they start getting healthy from the walking.

And I still think CMSS needs to be less involved with the growth of VB's downtown, I can spot their buildings with my eyes closed.

If this building ends up being over 26 floors, and downtown Virginia Beachs gets to claim having the three tallest buildings in the region after Norfolk has had a downtown for 300 years, I might have to look to Virginia Beach for that high-rise, big-city skyline I always wanted.

The Block 11 tower has been worked on for quite a while, although tweaks might be made when tenants are secured I think that this will be pretty close to the final design. The Parking garage is needed for the workers at Columbus 1/2 and also the Office building on the parcel. With a 265 office building, apartments and retail around this massive block the project is about the size of Wells Fargo or the AH Building block, a Virtual Town Center in its own right.

State of City Address is tomorrow. I really hope Sessoms speaks on the proposed urban developments in TC, the Oceanfront,and LRT.

I am addressing your latest post but replied to this one so I could challenge some of the information you have presented.

Thanks for providing the proof. First lets address the office demand. You say that the demand is crazy. Well adding up the numbers available, there is 300,200 sf of office space available in the building that only has 300,200 available meaning that a grand total of nata has been leased, that's 0% percent for those paying attention. This does not speak to office demand in any way. Secondly, how does this information prove your point about changing to 24 floors, considering it still states 21 floors. With this type of anemic demand there would be no need for adding floors. Also, this so called "proof" says the space is available in November 2010. Unless, they can produce some serious Disney magic that won't be happening either. Once again, no proof of what your speaking. It is obvious that this page is outdated and holds no proof to anything you are saying. And please refrain from calling people idiots because you have cried wolf many times and been proven wrong consistently. I think we are all mature enough to be above the name calling.

There cannot obviously be anything pre-leased when the space available matches the total space of the building. If I remember correctly there are ten floors of parking, much like the Armada Hofler tower. That is why the space is smaller on floors 2-5 floors as it shares space with parking and floors 6-11 are more than likely fully parking floors. Please explain the pre-release comment in relation to the data you have shared.

VIRGINIA BEACH

Demolition of the Beacon building began Saturday in Town Center. The 1.4-acre property, now owned by the city, will be converted to a parking lot with 60 to 70 spaces, said Mark Wawner of the Virginia Beach Development Authority.

Last year, The Virginian-Pilot moved its Virginia Beach bureau out of the facility, which was built in 1964, and into the first floor of the Westin Hotel building at 4636 Columbus St., at the corner of Independence Boulevard. Buying the property and setting up the office at the Westin cost the city $5.1 million.

Town Center's main development firm, Armada Hoffler, has until 2012 to purchase the land from the city. Wawner said the firm still wants to build an office tower with a parking garage and ground-floor retail, though the economy makes that a difficult task.

Originally, a 20-story tower had been planned when the city bought the Beacon building.

If Armada Hoffler buys the site, at 4565 Virginia Beach Blvd., the Taco Bell next to it will be the only Town Center property not owned by the company, Wawner said. The Taco Bell property is not for sale, he said, and the company recently reconstructed the restaurant.

Demolition began at 8 a.m. Saturday. The seven-person team from Dunn Demolition piled bricks, metal, insulation and drywall on the pavement and sorted the materials for recycling. They took out bushes and tossed carpet tiles into a truck from a second-story window.

"This is the next step in the progress of the project," Wawner said. " Now we're demolishing the old building to make the site more appealing for the project, and we'll be better prepared to start construction when the economy improves."

Here are pictures of where the Virginian Pilot building use to be. Which was built in the 1950s. The building was a holdout for town center. Virginian Pilot moved into their new space below the Westin hotel. On the corner of Columbus and Independence Blvd. Virginia Beach Paid 5.1 Million to move them into the new space. The Gateway Bank tower will be built here in the Future. I think in about 2 yrs once the economy gets back on track.

Ok man. Read what I wrote!. I took a picture of the Billboard that shows Phase IV of Town Center on block 9. Which obviously shows a Gateway Bank Tower with a Crate and Barrel Sign on the side of it.. Do you see the cheesecake factory block on the bottom left?..

THat is not new, and it was only a proposal

Ok, no need to an attitude. I guess I didn't read that part about the billboard. Still, I would be surprised to see them open soon with the economy the way it is - although I truly hope so.

I can imagine that there would be a good chance that Crate and Barrel eventually end up in this building. The only way I would see them backing out on this would be if the building never happens or is on hold for too long of a period or if the company decides to not expand itself. In Portland we have a stalled building that will eventually house the new Nike store, which will happen eventually.

Again, especially with this building, I wouldn't expect any new information on future construction dates until next summer, which means that it might be until next summer to hear that this building would begin construction by winter 2011 at the earliest.

Called it! Back when we first saw that rendering, I thought that part of the building looked like a C&B!
