Massive Riverfront Project

If you were going to open a giant "national player" facility in an obscure, but ultimately so very vital, city like Grand Rapids, what would you need to do to attract the top talent from around the globe? Or even from the East side of the State? What kind of environment would you need to create to do this? What kind of amenities would you need to offer? What have we been talking about for the past year?

I agree. All that land is not for one big tower. I drove down through there today. Whomever is doing this has big plans for the whole site. The term used earlier in some of the articles was a project of "national significance".

What does that mean? To me it means whatever this is, it is going to put GR on the map......for good.

I apologize if someone else already mentioned this. It has been a long day.... :wacko:

You guys have got to get off the height thing. You're not thinking BIG enough as far as IMPACT, SPLASH, SHOCKWAVE, RAMIFICATIONS.

i know, i know, but i wanted to really though "big" out there the burj dubai certainly takes the cake in that sense.

since i saw this in the grbj sunday, i have been thinking what can really bring 10,000 jobs? i agree with current posts that a casino that mark london original mentioned just doesnt have that kind of IMPACT factor. plus, i dont think a local corporation relocating to downtown creates this type of impact either.

when i think impact, i thinking of something that certainly changes the way people think of Grand Rapids, ie charlotte, nc as a banking city have gm relocate their auto hq there as well.

what kind of impact that can take grand rapids to the next level? can it be a mix of shopping mall on each side of the plan/residential on the riverfront/major corporation locating their research/hq downtown changing the gr economy?

That's the part that I think gets us away from the retail. Unless we're talking the next urban "Mall of America", i dont't think it'll put us on the map.. even that wouldn't probably help since the original is across the pond from us. It has to be something innovative (maybe we should call Alumen8 :P ).. Something not being done many places in the world ..... To put a city on "the map".. that takes more than an Whole Foods and Urban outfitters...

obviously your going to need to create an environment that will be able to attract young professionals, things like internet hotspots, and an urban feel to the project. A company behind it that isn't still stuck in the 80's ideas of trickle down management, unisex bathrooms?

Are you hinting at something here? Nobody has mentioned anyone from the East side of the state yet moving here have they?

No, but we have talked Toyota.. which would involve automotive engineers.. put the two together and we'd need people from detroit.. where there's a LOT of automotive talent, both white and blue collar.

I'm reading your "national player" as NFL. But, 10,000 jobs? Not Likely.

Think about it this way-River House at 80 million dollars will rise to 33 stories, so one billion dollars would be enough to build 10 or more 33 story buildings. It looks like this property stretches between a quarter to a half mile judging by the photos. So just for the reason of illustration, if the property stretches 2000 feet, and if River House is 100 feet wide you could build those ten River Houses with 100 feet of space between each one.

Considering the amount of money involved, is there any way this project won't involve some type of high rise?

Also on the subject of high-rises, does anyone know how much something around 50 stories would cost? I know it varies based on the type of building. Does the cost of a building increase exponentially in relation to height?

I don't think it's athletic related. A sports team doesn't "Put us on the map" either.. unless they come out as an unbeatable team right away :lol: ... Everyone has sports teams.. I gotta think it's something unique.. or WAY bigger economically than sports. I'm starting to think it's not even Residentail/Retail related.. spin offs maybe yes.. but not the "Big Fish"

So your thinking some big auto manufacturer is moving its HQ to GR?

I mean people dont flash the "B" word around when talking dollars and cents if its some residential or retail project, the only things that people throw that kind of talk at is large corporations and bridges.

I thought it was said it could have a big impact also for the state, if it were something like a company moving from one side of MI to the other, wouldn't that be tantamount to the state moving furniture around. It wouldn't Help the state, it would only canabalize Detroits Economy, and do more damage than has already been done, It has to be something out of state.

I don't think anyone was suggesting a corporate HQ move from one side of the State to another. But certain employees moving, or changing employers.....

I doubt the Detroit auto companies will move. They are too established and not at all in the financial condition to shoulder a major move like that. It would be their end. However, an out of State auto corp looking to get in State would be ideal. It is well known that even though they compete, they scratch eachothers backs quite often. GM is still king of engineering. Toyota has been known to outsource design and engineering to GM. Mitsubishi makes most Ford motors. And on and on.

Moving a major Japanese player to GR would be ideal. It would give a decent amount of distance from the Unions yet allow some collaboration. GR offers the perfect location in this scenerio. It also gives us the best options in terms of regional growth.

Just think of the related business expansion here if this was the case. It would be tremendous. We are talking about an influx of hundreds of thousands of people and billions and billions in sales. The GR economy would vault well ahead of other cities considered to be above ours - yet easily within reach. We would become a fairly major player overnight and would gain much respect in the business world. I am sure that something like this would garner the attention of the world.

Try this out... Toyota moves the NA HQ here and in a decade buys GM or Ford. What would that mean for GR...

My longshot guess however - At the end of the next Apprentice, Trump announces that the winner gets to manage the construction of a massive development in GR. Haha.
