UPDATE!

Notice a few changes-

-The Hannifords block has been added to the development!

-A street between Hannifords and Fuddruckers connecting to Indipendents with a beige color and a pedestrian walk (looks street level) across Indi with flags and water fountain

-

So does this mean Sifen sold the property, or was he developing a different area into a shopping center?

No problem guys! :) My pleasure. I have been checking out the Mulvanny site and the Divaris leasing page periodically since the original renderings came out. I emailed them last month for any info they could provide to an "interested Va. Beach resident", but I go no response. And today, voila...the update.

You can also get a good sense of how tall the Westin will be from that second pic. Do you think my floor guesstimates are about right or what? I figure about 28, 25, and 18 floors for the three towers. I like the open spaces and fountains in City Walk...maybe some public art too. What do you think the biege streets will be. That faux brick treatment like on the TC crosswalks? I think those flags and crosswals across Indi will help provide an entrance or gateway into ...dare I say...Downtown Virginia Beach. :)

Sifen is developing Shoppes at Town Center. I think they are going to be practically connected to the current shopping center on the corner with Starbucks and the Vitimin Shoppe

I think i'm comfortable with that term now. It's clear they plan to go well beyond just the "Town Center" concept. Originally this project was supposed to be smaller than TC. Not it seems that they're going for something far larger. TC can't hold a candle to this. I can't wait for the actual renderings to come out, I guess we'll likely hear something very shortly about this project.

If Va. Beach doesn't try to connect light rail to all of this they are out of their minds. <_<

very true, as things begin to become more concrete we will begin to see what this area will really look like. I am guessing alot of glass and metals and a very modern look. I wouldnt expect anything less from Mulvanny........can I say Bellevue, WA?

This project will definitely put VB on the map for being more than a beach city. It will become the modern downtown under Charlotte.......baby Charlotte even.

Ah anyway, I am super excited about this.....any word of potential timeline for this?

The website says late 2006. Hope this is still correct.

We're entering the last quarter of 2006! So I'm hoping that's pretty soon.

That model picture is amazing. And to think, it even leaves out so much (properties east of TC, the Pembroke Office Park building, etc. etc.). It's going to be awesome to see.

Finally started poking around on the Mulvanny site and realized that they have an office a few blocks from where I work. Should I bust in demanding a list of retailers and and a better site plan? Then again, I'd imagine that the DC office and Bellevue HQ, not the Irvine one, are handling the design.

Are they really gonna put trees on the roofs of those condos? Those rooftop pools and tennis courts look cool. How, about a rollercoaster around one of them. :)

Sorry, I just say of picture of the New York, New York Hotel/Casino in Las Vegas. They have a rollercoaster call New York Express (I think) that wraps around it.

They might be trying to go for some LEED designation. Not only do, workers, residents and hotel guests get some park space to relax in, the grass provides insulation for the building and reduces or eliminates urban runoff. They may also be trying to reduce the total runoff generated by the project to avoid putting in a detention basin or having to upsize storm drains in the area.
