Wow!  Impressive!  I like Rocketts Landing...it's a very nice community.  Needs some more density and it will get it eventually, but it's nice.  Thanks again for the photo!

 

A different contractor began excavating the original footings for the Old Main St. town-homes so hopefully they will be going up soon.  Also, according to Virginia Property Management the apartments could break ground anytime between now and three months from now.

Upon rereading this is actually an apartment building further into the Henrico side between Old Hudson (Cedar Works Row) and Stancraft Way.  The development will include more restaurants along the river just south of the pool and future Village Hall (est. 2017).

 

From the July Master Associations meeting:

"Apartment Building – The delay lies with pinning down who will supply Water/Sewer to the building. Everything else is in place. Construction could start in 3 weeks or 3 months. Apartment starting is a big deal for the project. Also, extending Old Main Street will increase the number of available street parking spaces. "

 

 

Also of note:

"Future Restaurants – Restaurants south of Village Hall/Pool House are close to signing contracts. Also, an interested party has signed a Letter of Intent to build a restaurant in the old tunnels next to Fall Line. Historic Tax Credits will be used to build out the space, which means it needs to be designed in such a way as to qualify for them."

 

"Route 5 – No update since last meeting. A left turn lane will be added at Route 5 for the Rocketts Way entrance for vehicles traveling toward the city. Once the turn lane is added, the landscaping in front of BrownGreer will be completed."

I see the site has been revamped and there are some new renderings up.

They have been building up the retaining wall between the first phase of the Riverbank Terraces and the old brewery.  I imagine this is in preparation for phase two based on this rendering containing the brewery in the bottom right corner:

There are now two new office buildings listed.  The two story building with garage appears to take up a block just south of Stancraft Way between Old Osbourne and an extended Old Main St.  There is also a 4 story Office/Medical Building but I cannot tell where it would be located.  Both are listed as "Available Now."  The new Restaurant parcels along the river south of Stancraft Way are also listed:

A condo unit at Rockett's Landing is currently on the market for $2.35 million. Interestingly, it sold last year for $985k. It was renovated prior to last years sale (as far as I understand) and there's no indication that the current owner put much money into any major renovations. It looks like it's just a $1.4 million flip to me. If the owner gets anywhere close to asking price it would have been one heck of an investment. If sold it'd be one of (if not the) most expensive condo units ever sold in Richmond.

Update: H. H. Hunt has had a sales trailer and restroom trailer setup at Old Main and Cedar Works Row (formerly Old Hudson St.) for sales of the Old Main St. town-homes for a few weeks now.

When did the cement place close?  That's kind of sad.

 

The cement plant is still active though I believe their lease ends this year.  The plant no longer uses the rail line as the last train went through in September 2012.  I am not sure the future of the company itself but it has been know for a while that they will no longer be at that location in preparation for the Capitol Trail connection and future expansion of Rocketts Landing (though I believe I saw something more recently about a park?).  I have been noticing that they have been either improving the existing fencing or adding construction fencing recently so perhaps demolition is in the near future.

Notes from 2/10 Master Assoc. Meeting

 

1. Project Update

a. Riverfront Townhomes – nearing completion. One unit has closed and the owners are slowly moving in. Two other units are expected to close by month’s end. Sales is beginning to market the next set of Riverbank Townhomes (next to Fall Line).

b. Old Main Townhomes – HH Hunt has one townhome under contract and construction will commence soon. Site work has already begun.

c. Virginia Capital Trail – Tracks are coming up and they are currently past the tunnel area and are working toward the Intermediate Terminal. The trail will be similar to the trail under the train tracks along Tobacco Row – asphalt path 8’-10’ wide. Path will be lined with trees and pole lighting. The trail paving could start in June 2014. 

d. Apartments – Developer is still working with Henrico Co. regarding extending the utility infrastructure. The issue must be resolved before the project can be developed further in that direction.

e. Future Restaurants – M Bistro has closed. WVS is working with three different prospects and will open another restaurant in its place. They are exploring options to find the best tenant and best concept.

I would love to see a grocery store on site:

 

 

WVS is waiting on a final approval to start building a 156-unit apartment complex.

 

Souter said he would love to bring aboard a small grocery store and a boutique hotel. They’re also talking to restaurateurs for more dining options on the waterfront.

Remaining unsold Condos to go on auction in preparation for Phase 2.  Apartments to break ground this summer.

Apparently 28 Condos were sold last night even though everything had stated 25 up for auction.  Looks like Rockett's Phase 1 is now sold-out and parking is now going to be a pain.

Four of the new town-homes are complete and 4 more are well under way across from Fall-line on Old. Main.  Now 6 have broken ground next to Sky Line.  At the rate they are moving the original town-homes (only 7 more to go after) may be completed by the end of the year.  Hopefully the second round of River-front terraces will begin moving in that time frame as well, if they are not limited by the beer cellar completion.

A Plan of Development has been submitted to Henrico to construct "28 three and four-story" town-homes about a block south of Stancraft Way under "Phase IV" West of Old Main Street.  This fits the existing master plan.  Hopefully the next round of condos and apartments located in between the existing development and this proposal will occur soon as well.
