I do think if no residences are built with the Ritz, then think may wait a little longer. The big issue in this area is the Rescue Mission.  It is a hard sale when your view is homeless people walking around your neighborhood 24/7.

I think he was waiting for the Ritz, but any high-end project with residential would suffice I would think. You do not want to be the lone ranger over there.

I know it's a different class of project, yet technically, wasn't 805 Lea the first?
