This is turning out quite nice in its own right. It is starkly different than what is on West End, it has activated ground floor, and while the material palette is simple the details and undulation of the façade are clean. It brings a different feel to the street and your eye always has somewhere else to look on the building.

The relative restraint in materials and modulation feel like big winners to me (as a hobbyist, not an educated architect) vs a lot of low & mid-rise construction.

I have to be honest every time I see those black bands I want to run get a pair of scissors and snip them off to see what's inside.....

It's OK for my taste I just wish they had built this on their 21st Ave. surface lot and let this area develop an additional restaurant and bar scene to complement what is going on around there.
