Here's one of my rare suburban updates courtesy of Genral at SSP:  Four tower cranes in Round Rock!  This is for the Kalahari Resort/Water Park/ Convention Center.  It'll be the largest indoor water park in the U.S. and has a nearly 1K room hotel.    Round Rock was recently considering a change in zoning to allow for taller office buildings, so maybe there will be more tower cranes in the future.

This is the Maravilla residential project at the Domain.  The proposed MLS stadium site is out of view near the upper left corner of this photo.  Downtown can barely be seen on the horizon showing just how far the stadium  will be from the central core.  That's a sore spot with Columbus Crew fans because the lack of a downtown stadium was one reason cited for the Crew's move to Austin.  But this area will probably be referred to as Uptown in the future.  There are a lot (a couple dozen maybe?) of high-rises completed/under construction/proposed/planned for this area.  Recently approved  upzoning for 360' towers will help hasten the Uptown label.

The fact that Endeavor's Domain 11 and Domain 12 office towers in North Austin are U/C is not news.  But this past week Facebook pre-leased 100% of  the 17-story Domain 12 tower.  Facebook is very secretive about their plans, but they apparently have big plans for Austin because they also pre-leased enough of the 29-story Third+Shoal downtown tower to get naming rights.  Domain 12 is on the left.  Home Away previously pre-leased 100% of Domain 11 on the right.  Home Away, Facebook and Indeed all have dual campuses/offices downtownn and at the Domain.

This the site prep for the 18-story state office building known as 1801 Congress.  This will be by far the best looking Texas state office building in the Capitol Complex.  It's across the street from the Texas State History Museum and the University of Texas' Blanton Art Museum.  This could turn into a museum district because the Texas Music Museum was planned for the ground floor of 1801 Congress.  The LBJ Presidential Museum is within walking distance as well.  The music museum looked to be a done deal during the last State Legislature session.  But Houston wants to be home to the Texas Music Museum and there is a large private music museum in Forth Worth.  So Reps for those cities helped kill plans for one in Austin.  But it could still happen eventually.  Even if it doesn't, there is a small amphitheater for concerts planned for the site. 

Being a Texas city definitely helps Austin's continuing boom.  But being surrounded by three larger Metros definitely hurts it at times - especially when it comes to things like getting pro sports teams and becoming an airport hub.

The RiverSouth (formerly 425 Riverside) began its marketing campaign today with press releases, a website and marketing brochure.  There are a lot of renderings from various sources.  This is only 15-stories.  But it looks good, and it's on the severely height limited zoned South side of the river.  So it's great to see a project like this help expand downtown one baby step at a time.  The ground breaking is 1st Quarter 2019.  The site is currently an awful Hooters and parking lot.  Here are a handful of the renderings.

This is the demo for the Hilton Canopy.  This is a nice looking hotel that will be replacing a dead zone in the otherwise lively W. 6th St. District.  The photos are by Flatiron at SSP.

The site is in a Capitol View Corridor.  So they could only squeeze in six floors which is the height of the podium for the apartment tower next door.  That apartment tower is at an angle to avoid the Capitol View Corridor.  A lot of Austin's residential towers are built that way.  The podiums are built as tall as allowed in the Capitol View Corridor, and the tower portioned is built at an angle that avoids the corridor.

The State of Texas has a government campus North of downtown appropriately called the North Austin Complex.  The one downtown is simply referred to as the Capitol Complex.  The North campus is under going Phase I of a construction project to add an office building and parking garage.  Phase II will be another office building and parking structure.  These photos are from the Texas Facility Commission.  I believe three tower cranes will be going up shortly.

Here's a new office building proposed for the Capitol Complex.  It's on an adjacent block from the 1801 Congress building the I posted about in the U/C thread.  This one is height limited by a Capitol View Corridor and is being built by the Employee Retirement System of Texas.

That parking lot at center-right is the site of the underway 18-story 1801 Congress state office building.

Here's the north end of the popular SoCo District.  It's multiple projects including office space, a hotel,  condos and a 500 space below ground parking garage.  The area needs parking.  There will be retail at  street level.

Demo of this ugly former shopping center should be starting shortly.  Fencing was recently installed around the site.   This will be the 14-story Huston apartment building.

Phase I of Oracle's Austin campus called the Waterfront was completed earlier this year, and has grown to about 3,000 employees.   The site plan for Phase II was recently approved, and site prep has started.  Phase II includes an office building going up in the green space in the rendering below of Phase I.  The new building will be much larger than the existing two and Oracle plans to have 10,000 employees at this campus when it's completed.  Oracle also owns adjacent land that is currently a demolished apartment complex.  They also own a new apartment building for employees which I believe is the grey building massing at right-center in the rendering.

We now know the hotel brand for the 18-story, 230'  "17th Street Hotel" posted about at the top of the page:  Hilton Garden.  Something more upscale would have been nice.  But this area is somewhat sketchy and not walkable to the night club areas.   So something more upscale  was probably not likely.

This is a big subdivision even by normal Austin and Sunbelt standards.  It's called Austin Green and will consist of:  

2.1K+ Acres

700 Acres of Parks

12K Homes for up to 30K people

2.25 Million sq. ft. commercial space to support up to 20K jobs

The good thing about this is that it will eventually be annexed by Austin in agreement with the developers.  The Texas Legislature effectively ended annexations by cities last December.  Development agreements like this is are now the only way cities can now annex populated areas.

I don't know if this is still a real project, but it showed up in a new Issuu flip book of projects by Ziegler-Cooper Architects.  It lists the client as confidential.  Here are the renderings.  It's only around 300'' tall.  But the site at 7th St. & San Jacinto is not the best area of downtown, and this would be an improvement.
