The northern end of the trendy SoCo district is being demolished for several mixed use projects.  The apartments being demolished in the photo aren't that old.  For those worried about SoCo, this will greatly improve the street level activity on the northern end of the district.  That's the large Texas State School for the Deaf campus across the street.  That will remain a dead zone good for nothing but parking.

A site plan was filed today for a 204 room "17th Street Hotel" being developed by New Orleans based HRI.  The site is only 1/5 of an acre, so this could be ~20-stories depending on how the parking is structured.  HRI seems to focus on the Hyatt brand.  There are only three Hyatt hotels in downtown Austin that I can think of, so there's a good chance it may be a Hyatt brand.

More info about the "17th Street Hotel" was made public today.  It's not worthy of its own thread, but it's a good infill project at 18-stories.  This area needs more pedestrian activity.  Its somewhat of a dead zone between the 9-5:00 government building of the capitol complex and the West Campus/University area.  Projects like this help to further connect the areas.  No elevations yet, but here's the ground floor from the site plan:

Here are some new renderings of a senior apartment complex at the Domain.  The tallest of the three buildings is 11-stories.   The Domain is a small city onto itself with quite a few buildings between 10 and 20-stories either completed, U/C or proposed.  If/when development takes off at the adjacent 66 acre Broadmoor project site and the nearby 20ish acre McKalla site where the MLS stadium is proposed, this will definitely be Austin's Uptown District even though it's 12 miles north of downtown.  The final zoning change request for ~30-story towers at Broadmoor keeps getting delayed by the Planning Commission.  That vote is now scheduled for mid-June.

The Maravilla apartment project in my previous posts is apparently U/C and has a crane up for it.  The city approved the Planned Unit Development known has 425 Riverside.  This office building is the centerpiece of the project.  It' only ~200' tall, but it's south of the river and helps extend the skyline south.

I like this B&W of the Hooters just South of downtown.  It's depressing and doesn't even show the full scope of the dusty parking lot it sits on.  A place like this deserves no existence in the middle of one of America's most rapidly growing downtowns.  This is the site of the just approved 425 Riverside project in my previous post.

This is an unusual project.  A developer wants to build a marina with an 180' elevator that connects to a sky walk that goes to a high end hilltop restaurant.  This is on the section of the Colorado River known as Lake Austin located on hilly the West side of the city.

It's two separate projects by Endeavor.  Strict zoning prohibits high-rises on the East side of I-35, but there are a lot of mid-rises going up there.  The one block project to the north is for a pretty cool office building:

The second project to the South is a five block mixed use TOD called Plaza Saltillo.  The Red Line used to run through the center of the five blocks, but the tracks were moved to the edge of the site to allow for development.  It's a huge mixed use project that includes the second downtown Whole Foods store.

This is the best Austin skyline video I've seen.  It was taken last fall from a drone that pans the skyline along the river.  The skyline has beefed up considerably since then - especially on the West side where the video begins.  The sunrise lighting with the soundtrack featuring a train and birds really add to it.  I wish the pano would have covered the entire skyline to the East to include the Rainey St. District.  But it is still incredible.

Here are some updates on the three Marriotts being built by White Lodging in West Campus.

The dual branded 11-story AC and Autograph Collection hotels are officially U/C as columns are rising in the pit:

A rendering has surfaced for the proposed "The Standard" student apartment tower.  It's across the street from the three 11-story University Towers that are being demo'ed for something most likely taller.

The city REALLY needs to up zone West Campus again.  We're running out of land and airspace for apartments.  This is a good case in point.  This historical house is being moved closer to the curb in front of the house to create a larger backyard that will accommodate a 9-story apartment building.

The backyard apartment building is apparently planned to go up too fast for proper renderings to be done.  This is the actual rendering being shown to the Austin Historic Landmark Commission.  The resident's amenities level is apparently  yellow and underground.

It took a year and a half, but last night the City Council gave Brandywine final approval to build 360' towers on their 66 acre Broadmoor development in north Austin across Burnet Rd. from the Domain.   The site is currently an IBM campus with  6K employees.  But the parking lots and undeveloped land around IBM's office buildings will be developed into multiple mixed use buildings and towers.  Last night the City Council also finally approved a measure to move forward with the MLS stadium which is by the Broadmoor site.  This area is already booming with the Domain projects, but it's really going to take off now.  Here's the part of the site occupied by IBM:

In an effort to get some City support for a stadium, the Columbus Crew owner will build a four story affordable housing project on the site of one of the proposed surface parking lots.  The part of the lot not covered by apartments will now be a four story parking garage to make up for the lost spaces.
