site plan application was filed Monday for a 14-story Fairfield Inn & Suites in the Rainey St. District.  It may be a replacement project for the long stalled 14-story Cambria hotel, but we  don't have enough info to know that yet.  If it's not replacing the Cambria hotel, it appears to be proposed for an adjacent site.

A site plan application was filed this past week for a 14-story Fairfield Inn & Suites in the Rainey St. Entertainment District.  This is sandwiched between the U/C 17-story Homewood Suite Hotel and the proposed 14-story Cambria Hotel.

Based on property records and a quote in a Community Impact article  from a tenant who will be displaced, the same Fairfield Inn & Suites developer is also planning an 8-story Marriott hotel at 1710 Lavaca St. in another corner of downtown.

Travis County announced the site of their new downtown courthouse proposal this week.  For those keeping up, the Republic office tower proposal is on the site of the previously proposed Travis County courthouse and a privately developed tower "up to 72-stories".  But a failed bond referendum killed those plans.  The new courthouse proposal is on a site that could be described as a location near where downtown, the Capitol Complex and the U.T. campus come together.  Demo on one half of the site was completed a couple years.

The project appears to be fairly far along according to a Statesman article,  and it will be built with County funds already in place and not need voter approval.  From the article:

The project will be co-developed with Chameleon Companies, and companies including Hensel Phelps, Gensler and CGL Companies will handle project design and construction. Team members have worked together on several similar courthouse projects, such as the Lindsey-Flanigan Courthouse in Denver and the U.S. Courthouse in Honolulu.

Two more office towers are proposed for the Domain development in North Austin.  Domain projects keep getting taller.  These newest ones are 18-stories and 24-stories.

Stonelake Capital Partners and HPI Real Estate Services & Investments plan to break ground in the summer of 2019 on two more buildings at the Domain: Domain Tower II, an 18-story building that will have about 325,000 square feet of space, and Domain Tower III, a 24-story building with about 305,000 square feet of space, Jenkins said.

 Also, Class A office rent is at an all time high as well as the amount of office space U/C.  CBRE says 4.2 million sq. ft. are U/C.

Here's an update to my previous post about the latest Domain towers in North Austin.  A Development Assessment permit was filed today for the proposed 18-story Domain II office tower and 24-story Domain III office tower as well as a residential tower that will be 17-stories based on the rendering from a marketing brochure for the project.  The office tower behind the Domain III tower in the rendering is the proposed Domain IV office tower that is not part of the permit but will apparently be a 24-story twin to Domain III.  The proposed Domain II office tower would be out of view  behind these towers.

Here's the site plan.  These projects are going up in an area near the NW corner of the intersection of Braker and Burnet.  This area was recently zoned for 300' buildings which should also be the height of the Domain III and Domain IV towers.  The SE corner of this intersection is where the MLS stadium is proposed.  About a half mile up Burnet from the NE corner of this intersection is the 66 acre Broadmoor development that was just zoned for 360' towers.  This area will be as fun to watch grow as downtown in the near future.

Urbannizer at SSP put together a nice collection of photo updates for East Austin projects about a week ago.  I have been largely ignoring East Austin projects with my UP posts because zoning prohibits high-rises which are my main focus.  But the development in this small area on the  east side of I-35 across from downtown is gentrification on steroids.

We have a rendering of the Travis County Courthouse proposed for the site seen three posts up.  This one is funded and has a general contractor.  I'm not sure if the County can get around most of the city's permitting process like the State and University can.  But permitting is probably the only hurdle left.

Almost a year after the official groundbreaking, dirt is finally moving for Phase I of the huge Capitol Complex improvement project:

The delay seemed to be related to the massive amount of underground utilities that will need to be moved for this project (and it is a government project.)  The street being  replaced for the Capitol Mall will have underground parking (4-5,000 spaces IIRC) connected to the underground parking of the two office buildings going up as part of Phase I.  Here are previously posted rendering from the architect Page.  This link to Towers has a summary of the project.

Here's a competing proposal for the MLS stadium site. The City Council is voting on the MLS stadium proposal this week.  It may be a close vote, but I think they will vote it down.  The City Council is anti growth and doesn't like working with developers.  That's why the convention center expansion was put on the back burner.  It would lead to more growth and development downtown.

Four towers are planned for the Circuit of the Americas F1 track.  Three of them are condo towers with units going for $1.5 million to $8.9 million.  The fourth tower is a stack of super cars (a la Carvana) that will be available for rent.  Good luck getting this dream off the ground.  Here are some renderings:

I found a building permit for the COTA development in my previous post.  They are seeking zoning for a huge Planned Unit Development referred t o as the COTA PUD.  In addition to the condo towers in the previous post, it'll have office buildings, a resort hotel with a water park, warehouses, indoor sports facilities, car clubs, restaurants, etc.  Last week COTA announced that it would be home to Austin's first USL team that will begin play in 2019 in a new stadium with a 5K capacity.  That is supposedly on track no matter what happens with the MLS mess.

The 1,000+ acre COTA development is gaining traction in local media.  There are five towers planned - four condos in addition to that car tower in one of the previously posted renderings.  There is some money behind this project, and it will cater to international buyers.

Here are updated MLS stadium renderings for the Austin FC that includes the team's new name and logo.  (The FC stands for Fuck Columbus.)   It took 10 months for the Austin City Council to begrudgingly allow the team to negotiate a stadium deal with city officials.  No deal has been signed yet.  Now this week Travis County decides to sue Austin because they don't like the stadium plans.  And there is still a lawsuit in Ohio trying to prevent the team from moving to Austin.  The stadium is being privately built and will be given to the city, and overall it is a pretty good deal for the city compared to what other cities give up to get major league teams.  But this is Austin.

The 425 Riverside office building should be getting underway in October according to a  city document.  It will be 216' and 15-stories.  This is South of the river and limited in height by zoning.  But it will be the tallest building on the south side of the river by a few feet.

The project known as the 17th St. Hotel goes to the Design Commission on Monday.  They are seeking a FAR increase to allow for a 400' building.  But the hotel as currently proposed is 220' and 18-stories.

The site plan for The Huston apartment building was approved and released this week.  It's east of I-35, so it's height limited by zoning, but it's 14-stories and 170'.  It's at a higher elevation than most of downtown and will help extend downtown across that I-35 zoning barrier.
