    Johnston County has the poorest quality new housing I have ever seen. I guess they welcome everything down there. Flowers Plantaion is already falling apart. The streets and highways are dotted with random entry level plastic new construction with zero landscaping. That part of thecTriangle is certainly not on par with the western side of Cary, Apex, Chatham County.

    Raleigh has better demographics for MLB. Check out the blog #raleighondeck. Hard to argue with the facts. Need a billionaire though.

    Moving to Pittsboro from downtown Raleigh. Chatham county is super nice and downtown Pittsboro very cool. Will not miss DT Raleigh one bit.

    Titans and Buffalo released latest renderings of new stadiums. I wonder if these developments makes any difference in how or if Panthers negotiate for a new stadium ?

    Need to brush up on your NC sports history. BIG 4 basketball tournament held in Greensboro from 1971 to 1981 was a thing!

    Too much competition in this state for football talent. Big 4 plus ECU and App St. Football requires so much money. Need Florida large population to support these city school dreams of football greatness.

    Triangle housing market still crazy. Prices getting up there at DC levels.

    The Triangle, with its many nodes is starting to fill in. Hub RTP, Downtown Durham, Downtown Raleigh, Midtown Raleigh, Cary and all of the other super nice suburb towns of Wake County. Not to mention the high quality growth taking place in eastern Chatham county. With Vinfast approaching , manufacturing will start to add to the all ready booming economy there. It’s just a different type of economy than Charlotte. I think that area is very similar to Austin Tx was 20 years ago and is now just starting to catch fire. RDU already attracting additional flights, if it lands a hub, (United could use a Southeast hub ) all bets are off. The highly educated and very wealthy demographics of the Triangle are hard to ignore.

    Charlotte metro is not a more appealing metro than the Triangle. Triangles always kicks our ass in livability rankings. Growing faster with better demographics also.

    It’s barely functional. Mechanicals are still original. Poorly maintained . Building leaks. Get a behind the scenes tour of this turd. Rats everywhere when this thing is finally demolished.

    South Carolina Charlotte metro counties added nothing this year . What’s going on down there ?

    Job growth is the deciding factor . The triangle adds high paying jobs which in turn creates more service jobs. Start drawing a circle around Raleigh using the same circumference as Charlotte’s CSA and that population number may be similar. Just not recognized by the census weird commuting pattern criteria. Triangle still has room , and that tech, bio, eds, growth engine to pack them in. Start adding counties to the Triangle official CSA and it will officially surpass sooner than you think.

    Raleigh high rise residential construction is off the charts. That city is adding 1000’s of residential units in a small area. They may have lucked out by not adding much high rise office the past decade. Any office construction going on downtown is mixed use. Not mention the second downtown of North Hills and Mid town Exchange . Forgot about the Iron District also. Triangle definitely on fire currently.

    Yup, we all forget these are just Raleigh’s MSA numbers . Durham growth is impressive with lots of growth headed north and east toward Oxford . All depends on future land policies and most important job growth. Triangle is adding more higher paying jobs recently. Will this trend continue who knows?

    Triangle growing faster. Will continue to. Triangle ring cities such as Holly Springs, Apex, Fuquay not only are fast growing but have plenty of land left to expand. Newer suburbs as these pack more people per square mile than the earlier developed Charlotte suburbs. Just the Raleigh MSA almost added as much people as the Charlotte MSA with a much smaller base and half the geographic area .

    Charlotte is not the epicenter of biotech. Triangle is. Fintech yes, but do not discount large presence of Credit Suise and Fidelity in the Triangle. 25 years from now the Triangle will be the dominant metro in the state. Population, GDP, etc. Not a troll thread just how old industry vs new evolves.
