  1. Given it's smaller size, deferred maintenance, and ease of demolition (wide open area around it), it is probably much cheaper to tear down and rebuild than to convert. Conversion from one use to residential is much more expensive than people think, that's why all the mill apartments are generally more expensive than the new construction around them. Outside of large, hard to demolish structures (old duke energy building), or buildings with a cool aesthetic where you can charge higher rent (mills, etc.), it is almost always cheaper to tear down and rebuild.
  2. DH Griffin is on the scene, here's one last look before we say goodbye (or more like good riddance).
  3. A look from the sky, the project is just inside restricted airspace so I can't get right up on it.
  4. @KJHburgHugos were part of two Novant Health Billboards for the Hornets rebranding in '14-'15. They have been sitting at that site since summer '15. @lit19 feet to be exact.
  5. Update on the Ervin Building, looks like it's in the punchlist stage. Giant billboard is incredibly distracting. Anybody know if something cool is planned for the top floor? Also, giant Hugos are still next door though it does appear one has lost its stinger
  6. Most companies aren't really concerned about price, they could drop it but it won't make much of a difference. The demand for large open plan office space is just non-existent right now countrywide and Charlotte is no exception. They may have to look into converting into smaller spaces that are ready for move in. That or we get a large relocation or expansion here. Unfortunately until this leases, I don't think there will be any speculative large scale office projects starting anytime soon.
  7. Based on the Loop Net listing not a single square foot has been leased. Whole tower is still available. Nothing is listed on the retail side.
  8. All the apartments on Morehead around the hospital use Dilworth in their name. I think the best border is really the greenway.
  9. The current hall of champions is 8,100 sq ft and the biggest retail spot for lease at LU is 8,500 so definitely would work. Not sure if they are really considering moving it though, I think there is some incentive money tied up in it as well.

  11. Got some drone shots today around the University City Lynx Station. This area has filled in with tons of mid-rise apartments over the last 2 years with more on the way.
  12. Got a few drone shots on Sunday. I live in Charlotte and am definitely impressed by North Hills. Wish we could have a spot with height and density like that in South Park or Ballentyne.
