Yah, I think we are starting to see smaller condos go up in SouthEnd, but there are just a lot of for sale townhomes as well, many of which offer more for less. There are new condos going up next to the Burger King in SouthEnd, across the street. I imagine we see more of this scale in SouthEnd filling smaller lots.

It would be if he is building an entertainment district around the complexes too. Hotels, apartments, retail, and office will all sell for a premium. For all we know, having all of that in a central area makes it even more desirable for the ACC to move its HQ and for other large scale conference events. The practice fields might even have enough seating for non-football/soccer sports to use. if done right it could be a sports event space. But who knows if Tepper has the vision or Will to do it.

Why? Recession? Charlotte while not recession proof, is in a pretty good place overall. People will still be moving here in droves.

I am sad Hall House is going. Even sadder it’s a stick built 7 story building. But 350 units is great for uptown

More realistic now that they are full in on building a retail bank. They have been poaching some local talent here (much like SVB two years ago before their big move) in compliance and control spaces.

They have too many new buildings to do that… though they do need to get new space for their tech. if/when Goldman comes here I’ll be interested to see what they build.

You can already see how dense SouthEnd is becoming, and how dense it will be in 10 years. I think there will be 1500-2000 units added per year in SouthEnd for the foreseeable future. -
Last I read, Charlotte need about 12,000 a year to keep up with demand. But the MSA needs 30,000 apartment units. So 20,000 under construction makes sense since they are staggered. 25000 moving into Charlotte metro alone per year. And most are seeking rentals.

Now yes, I also think Dilworth is embracing taller buildings on their doorstep. Wilmore hasn’t had to do that yet. But they are going to have to soon
