  1. Agreed with this. Pretty extensive list of nice bombers from around the country if you want to spend money. Both of their "own" beers aren't made in house but are pretty good, and they have a good selection of others. Not sure if they're planning on doing any microbrewing on site until after they build the larger brewing operation south of here, but worth a stop, the place looks really cool with the micro equipment throughout

  3. Curve it around Mint street and remove the Honeywell logo on the glass portion of the building and this comes across as a great addition. As it currently is designed, seeing how there is already a big disconnect in the deck screening as it is rendered early on, I have a feeling it will be completely disconnected between the portions of the building and look worse than the rendering.. Another difference between the platform garage below Hearst and this is that the majority of Hearst is actual commercial space, not 1/2 of it!
  4. I understand Amelies request of a guarantee the use of the vacant lot in order to re-sign their lease, but it is going to be a tough search to find that amount of parking anywhere else in NoDa. Their lot without the overflow parking lot is already one of the largest in the area, especially as that southern part of NoDa continues to develop and you have a thousand new apartments open up within walking distance. I'm sure they will be able to find a new development in the future, but where would they go temporarily until a new development could be built?

There can be an issue with their methodology because it does not fit into the style of parks that Charlotte has, but we shouldn't ignore the report of low public park funding, lack of facilities, and low walkability that a large portion of Charlotte has. The issues with classifying HOA maintained spaces and claim about Myers park and Ballentyne needing public funding for parks are valid complaints, but I highly doubt anyone is proposing public money needs to be spent in those areas. But if you look at the other highlighted sections from ParkScore, plenty of their highlighted regions closely align with low income, higher crime areas of Charlotte that could definitely use a public park or facility.

I've read through the thread discussing the issues with ParkScore and agree that some of their methodology promotes a different style of park than what Charlotte focuses on, but to say it is a worthless metric is being obtuse. Charlotte's "destination" parks like McDowell or Latta Plantation have to be driven to. There are not any public transit options to get to these facilities. Other nature preserves like Reedy Creek is over an hour and a half trip with a bus and 40 minutes of walking. It is nice to have these facilities nearby for those with cars to visit, but are inaccessible to many low income residents. Same thing goes for the neighborhood facilities that would "put public parks to shame", they are great facilities if you can afford to live there but inaccessible to a large segment of the Charlotte population. Many of the small neighborhood parks located closer to the city have no public restrooms. Many dog owners here know there are very few dog parks in a metro area the size of Charlotte, and if you want to go to one, you're looking at a long drive. I know Charlotte is a driving city, but even if a family does have a car or two, what about when they are working during the summertime? I love Charlotte parks! I think for the most part, they are well maintained spaces with good amenities, but I would hate to have our residents seek out flawed methodology in the studies and turn away instead of thinking about ways of improving our already great park system! And feel free to debunk the statistic of $48 spent per resident versus the average of $90 per resident, but I will always support increased parks and public amenities budgets.
  7. Is the backside of this not getting the weathered brick like the front?? I think the first picture looks quite good (probably from hiding the parking deck) but the back where the actual mill is looks like one of the uglier pop-up apartment complexes in the area. I'd give them the benefit and say its still under construction but having the wood paneling installed already gives me pause.

  11. Town ESB is the only beer I can drink there but it's very good. Although it sounds like you like hops so you might like their stuff more than I do. Birdsong is always a go-to for me and St. Tuber and Mexicali are both back right now which are some favorites but I like less hops than most on here. I'm dying to try the OG Noda brewing, they said it will be mostly experimental styles at their original location so maybe check that out for something funky!
  12. If you apply these numbers at 80% the maximum number of parking spaces like this project, Uptown would need another 15,000 parking spaces over what they currently offer... I'm certainly not saying that we now have an extensive public transit system, nobody needs to build parking decks, just that this is a horrible use of land and excessive. They are literally using more land to build the deck than both towers combined
  13. Let them move to SC then. If you keep matching state tax incentives then it will turn into a Kansas/Missouri situation. SC is already short on taxes for state projects, let them bleed themselves. I'm with @kermit on this one, 500 jobs isn't worth $134 million..

I understand how car-centric Charlotte is and understand they need to have parking for their facilities, but it is disappointing when they are quite literally building a larger parking deck than office. Not to mention the gorgeous skyline view for their neighbor at the Railyard, 11 stories of grey concrete...
  15. So an 11 story parking deck with a larger footprint than both buildings combined?? Am I missing something, or are they really building a larger parking deck than the actual buildings in one of the best locations in the city for public transit and alternative commuting forms? I understand the future buildings they think they need to plan for but that's disgusting..

Also, I thought I saw a leasing sign for a new development about a block or 2 north of this location on the East side of Plaza, but I couldn't find any information on here about a potential new site. Does anyone have any more information?
  18. I really do hope something comes to this area and the mill eventually gets redone. I personally really like how the Novel development and retail looks in person and can't wait for Wooden Robot to open up. Only complaint is the view from their upper patio is of the side of the apartment building and undeveloped land between Tryon and the tracks... But if I can get a Good Morning Vietnam without getting bumped into, I'll take anything!
  19. I just think this one location is a little isolated and inaccessible compared to the other options. I said the residents that live above this place would frequent it but not much else unfortunately. If you're going to walk somewhere and it is equidistant to walk to the Metropolitan or here (Pappas development), people would go to the developed center with plenty of options. Maybe I'm too cynical of the general population but anything over a 15 minute walk and I think people will just drive somewhere instead. For what it's worth, I used to live a few blocks from here and would have loved another option so I'm not rooting against this place by any means. I just will have to see what turns up.
  20. There will be plenty of people, don't get me wrong, just no foot traffic. The only reason to walk up Kenilworth to this area is if you're going to the hospital or if you live right above this space. Everyone from the Pappas project will just go to Midtown for restaurants and shopping and if you want to go for a walk you'll cut over to the greenway. Something in this spot needs to pull people from the hospital across the street which is why I would think coffee shop but I doubt a restaurant or other retail would be successful here.
  21. The area is not heavy foot traffic, even though that is a very busy intersection of Moorehead and Kenilworth. There really isn't any public parking along either of the main streets and you won't have many people walking past as it is a decent bit away from the other few bars and restaurants in Dilworth. It isn't a very large patio at all even though it does look like a pretty decent size space inside. I think it has to be a coffee shop for the few new midrise apartments in the area and across from the new Levine Cancer Center. I'm not sure what else could do well in this area
  22. I also wish that they would do a better job of actual honest restaurant reviews and less "most instagrammable brunch spots", but they definitely serve a purpose. As long as they continue to provide renderings and bring attention to new developments and post renderings early on as they have been doing, I'll find myself on their site every now and then for those alone. The rest of the site is pretty garbage though, I mean who really budgets their spending weekly?? I made lunch and dinner with food I had in my fridge $0.
  23. I walked past Protagonist last night and it was very full including their patio out front, although not hard to do with the size of the space. Great design, I especially love the windows down the street where you can see into their mini production facility on Davidson. Didn't have time to wait 4 deep to order a beer so I will have to go by sometime this weekend and give them a try!

They definitely should be printing money, it's the only place that serves food in that area unless you want something from Amelies until the new pho place opens up if you don't want to walk up to NoDa. And there will be plenty of traffic with 2 huge apartment complexes opening soon and another Camden one after that.
  25. They are currently adding on to it. I spoke to someone who worked there and they said after this addition it will be the largest single greenhouse building in the Americas, not sure how exactly to verify that statistic but that was the claim. If you pay attention to how many different garden centers carry their plants I wouldn't be surprised. They already dominate most of what Lowes and Home Depot have to offer (look for made in NC or Metrolina on the tags) and after the Walmart deal is done you really can't get away from them.
