  1. ? The rumored location would be less than a 8 minute walk away from where it is today. 3 of the places you listed are all located in Woodruff Rd which was in no way designed as a walkable area. It was designed as a suburban driving mall and Greenville should feel bad for the rest of history for allowing that to happen. It would've been so incredibly easy to build the parking lots AROUND the shops instead of between the shops. Still would be an awful design, but gives the same amount of parking for magnitudes more utility.

Didn't see this mentioned previously, but city council is working to pass an adjustment to the code of ordinances that requires that boards need a 2/3 majority instead of a simple majority to overrule recommend denials by City Staff. Believe this passed first reading yesterday. Gotta imagine this has Shannon Lavrin's fingerprints all over it. I think it's a great change.
  3. Not surprised to see either of these close. Competition is too high here for these sort of efforts. I always heard World Piece was well liked, but honestly never saw almost anyone inside eating there for it being such a large restaurant.
  4. For me, it helps that this side of town is seeing a lot of redevelopment already - Gather, Childrens Theater, Smoke on the Water building refresh, Spinx Market, Avant (if it ever gets built) -- these sort of things should make the County Square redevelopment not feel architecturally out of place and distinct. I'm glad places like Pins and Agave were early announcements for tenants basically on the boundary line. Those are great establishments to have on the border, rather than putting them right in the middle, which should help make this whole new development blend better into the existing downtown. They're going to be what, like 100 yards away from Gather? This all being said.. anyone aware of any case studies of cities with already existing extremely successful downtowns adding a large scale master planned development basically right adjacent to it? Things like Atlantic Station in Atlanta are too far away and don't really compare. The redevelopment in Charlotte South End is sorta close, but still a pretty distinct area. Maybe the Seaport District in Boston?
  5. If the pedestrian experience is solid along with the live and work components, no it would be quite a bit different than a mall

  7. Roost hired a new executive chef (Zac Leepper) with Michelin 3 Star experience working for Grant Achatz at Alinea in Chicago. Sounds like they've given him total creative control with his menu going live next week. Roost is an awesome location with what I always felt was an underwhelming food experience (a few years ago/pre-covid, their bar program was amazing though).   8. I see that South Carolina was given an additional $1B for infrastructure projects in 2024 due to the federal infrastructure bill. Does anyone have a good resource for how and where that gets allocated throughout the state? This was promised funding as part of the 5 year plan behind the bill (and apparently I guess we know how much we are getting for each of the following 3 years too). Has the state been allocating money towards projects before the funding has been released to the state or does SC wait until the money comes in each year to put it towards things?

  10. It would only make sense for them to sell at market price, regardless of profit or loss -- unless it was going towards a special communal use, which it almost certainly will not.

The first phase of the new Papi's Taco's restaurant opens tomorrow at 21 Augusta St. Apparently the space next to it with the green space to the side that was originally set for Sweet Sippin is no longer happening and Papi's has also acquired that space. They are currently working that into the plan and the expansion should be open in the Spring Once fully opened, "The new, larger space will allow Papi’s to create an even more dynamic taqueria with a full bar, outdoor seating, a small events space and full table service."

  15. The garage is especially terrible. I'm sort of surprised that they might tear down the Bowater building, it seems like something of decent mass and style that could be renovated. I'm imagining they would only tear it down for a significant opportunity to do something much better with the space, which excites me.
  16. Situations where business is able to occur under previous law happens everywhere around the world.. not just in Greenville... I'm not familiar with the current zoning of those areas but they would be grandfathered into the old zoning regardless.
  17. I really am curious.. what's the benefit to Greenville for Whataburger coming here? I think its good, but it's not like its generating significant economic value to the area (people wouldn't be traveling here that otherwise wouldn't, it would more likely just reroute spend already happening within city limits). It would likely just take traffic from Cookout, Chick fil a, and Culvers. This isn't about being NIMBY. It's more about sticking to your values. Why even create a zoning plan (especially with all the fanfare that happened around the new one) if you are just going to cut it to pieces immediately? Same reason I was against a Whole Foods with a giant surface lot in the new expanded city center for downtown.
  18. I agree. If we are going to have a development/zoning code that has broad public approval and acceptance, we can't just start letting large companies come in and do whatever they want. If they want to profit off Greenville they need to work with Greenville instead of coming in here expecting they can operate however they want.
  19. Cookout closes at 4am on weekends, 3am on weekdays. Open at 10:30am

  22. This is the first rendering I've seen of phase 2. According to GSA Business - Phase 2 is now fully leased
