  3. I honestly don’t know what process they use to assess this, but I’m surprised at this too. Is it that the existing light at Ferndale is adequate to manage the new development? Im curious to go back to the GVMC data and look at traffic load and growth again. Between Westown, Lincoln redevelopment and this new project, that’s a TON of new residential in a mile or so.
  4. I live in Shawmut Hills area, and people on this corner of town are hugely concerned about LMD traffic with all the new apartments planned and recently built in Standale. I looked at the Grand Valley Metro Council data a couple years ago on traffic and was rather shocked at how high the traffic count already is on LMD. I wonder if Walker is looking at Standale master plan again yet. I see the fitness place got knocked down, and remodeling going on in another commercial parcel there. It would be a shame if Standale became another Greenridge-level debacle. (which it's rapidly trending towards with the poor planning)
  5. Could be that they're looking at redoing river's edge access in that property as part of the 'park' that goes along with the amphitheater site. All that site planning would have to be pretty extensive. River for All and GR Forward didn't include that area, but here's a clip from the River For All trail templates...

  10. I know Jonny B, who started that restaurant before they bought it and then subsequently started messing with the concept... That group seems to be trying to figure out how to increase the per-transaction $$ from the original concepts, and haven't been able to get the concept and financials in line together. They've got tons of experience in that neighborhood and restaurants in general, so they'll eventually hone it to what they want. Not going out of business imho...
  11. Anyone have any insight as to what's ACTUALLY going on with the Arnies/Beer City restaurants other than Centerpointe? They all say closed for renovation. But I think it's fairly clear that's not really the case.

  18. Kentwood Community Church announced to the congregation that Orion Construction has purchased the undeveloped portion of its property to develop housing.
  19. Anybody know if they can curtain off the upper bowl of VAA? I’ve seen it done elsewhere. Going from 5k seats to 11k is going to need some creative strategies to not have that room feel empty.
