  1. Can we talk about home prices? It's really getting out of hand. A townhome is going for around 300k. The sheer amount of homes needed to cover the demand is nonexistent. At least for the suburban areas, homes are going for around 300k-350k, that's if you can out bid the competition. I know there is demand to live in the Nashville area, but this is getting out of hand. I'm debating on moving to Atlanta or back to Dallas. Nashville doesn't even have nearly the same amount of amenities in comparison to Atlanta or Dallas. The inventory size of Atlanta and Dallas is still abundant. Even with the home prices going up around the country, it's still nothing compared to Nashville. For example, a 2500sqft home in suburban Atlanta is about 300k, while the equivalent price in Nashville is about 500-600k. For about 300k, you'll be lucky to get 1250sqft. Another thing that I notice that most of the new homes being built are either townhomes or med-large size homes. Nashville really needs to do something this is getting out of hand.
  2. Bonchon, a Korean style chicken wing restaurant is planning to open 3 locations in the Nashville Metro. The 3 locations discussed are Franklin, Murfreesboro, and Smyrna.   3. I have a friend working on the incoming Buc-ees project In Murfreesboro and the site on Joe B Jackson has been confirmed. However, the project is still in the planning stages.
  4. Madison and Hermitage aren't too far, but yeah I see that trend with most "unique" fast food places nowadays. It's similar to in-n-out in that there's non located within the LA downtown area.
  5. All current and proposed Whataburger locations listed below. I'm surprised there's non in Franklin or Brentwood. I thought they were building one in Williamson county.   6. And there’s really no major cities outside of Memphis. Maybe Little Rock, and Jackson? Then there’s already an IKEA in St.Louis. Meanwhile, cities near Nashville that may benefit from an Ikea includes Clarksville, Bowling Green/most of southern Kentucky, Huntsville/most of North Alabama, and Knoxville/most of East TN. Jackson and Chattanooga would have been a split between Atlanta and Memphis.
  7. I agree. I have a whatever outlook with Ikea. If I do go, it's either for food or miniscule items, not even furniture. I rather buy my furniture else where. I don't know, maybe I'm still salty about them pulling out last minute
  8. The worst part is that the interstate probably won't change much, even when the Nashville metro hits 3+ million population. The good news is that TDOT is at least expanding highway 96, which is way overdue. Highway 96 should have been expanded at least 5-10 years ago.
  9. That's probably the reason why they're so reluctant to build one in Nashville. There's already 3-4 Ikeas in about a 3-4 hour drive from Memphis, Indy, and Atlanta. However, Atlanta does have two Ikeas in the same metro, but Nashville can't even get one. It makes no sense.
  10. To be honest, what's the point of having a "pick up location"? Why not build a smaller store and integrate it with a "pick up location". They're just wasting money shipping the items to an ambiguous spot. Instead why not have a permanent location to ship and "house" the items where they can make some profit by selling their items locally as well? Who knows, maybe Ikea knows something that I don't.
  11. I agree, overstock and wayfair does a great job with shipping. I don't get how Ikea is having so much trouble with them being such a huge company, in comparison to Overstock and Wayfair. If they have terrible logistics, why not just have a smaller platform? Similar to the neighborhood Walmart's.
  12. I don't understand the Ikea leadership. " We are changing our business model in relation to having an online retail presence." They're logic is so black and white. Okay so they're just going to stop building Ikea retail stores entirely just because there's competition from online retailers? If they're so worried about online competition why not build smaller stores and continue to focus on online purchases? Every time I go to an Ikea, I can clearly see that there's still a large presence of customers. That's like Target and Walmart ceasing to build further new stores because of competition from Amazon.

  14. Yeah, whataburger is alright. But the most overrated burger joint in my preference is in-n-out.
  15. Whataburger’s grand opening is Wednesday in Hermitage, if anyones curious.
  16. Nashville’s urban fabric is going to be interesting in the next decade or so. However, the metro needs to step up with infrastructure and development management. A lot of the growth is patchy and our infrastructure is still mediocre at best.
  17. Nashville is crushing the 250-350 ft ranges when it comes to development. We're lacking in height, but making up with density.
  18. I'm surprised. I didn't expect Boston to be over Chicago. Especially Kansas City and Atlanta.
  19. Not just housing, but affordable housing. If you call the inner and outer "loops" actual loops , more like half circles with spaghetti noodles attached to it.
  20. Once the East Bank area is developed, I can't even imagine how much worst traffic on I-24 is going to become.
  21. That's a terrible idea to convert the existing HOV lanes to toll lanes. It'll potentially make traffic even worst. If TDOT made new lanes or an elevated expressway similar to Dallas, then I can see that, but currently no. I prefer not to pay to be stuck in worst traffic.
  22. Figures, there's always a group that opposes any positive growth. It also doesn't make sense, there's currently a bunch of buildings towering over Broadway.
  23. The Hilton hotel looks kind of awkward now, especially with the area densifying. Only if Hilton built their hotel 200-300 feet taller...
