  1. Spartanburg needs this to happen. I believe it would be a catalyst for some serious Downtown growth.
  2. Love the fact that this is getting developed. That area is in desperate need of some meaningful development, but... why would you lay out the site that way?! You've got the river right there, why not turn the buildings in such a way that the entire side faces the river, and not across a parking lot. God I hate that they've put parking closest to the river. What a waste. My opinion.

  4. Overall this is a nice idea. Love the thought of converting the first level to One Morgan to retail. I'd also love to see the "Curbless" street have seating on it to support what would hopefully be restaurants that go into One Morgan. Hate the idea of eliminating the fountain. Fountains are a draw, they're pretty and honestly in my opinion, needs to stay BUT, I'd love to see a new bigger, more interactive fountain installed. Something that has a "program" where it creates many different water features throughout it's cycle. Maybe in the evening with multi colored coordinated lighting. Something that would draw people to just come and watch. A great example is fountain park in Rockhill. I HATE the idea of a splash pad to be honest. A splash pad will (and not that I have anything against kids, have two little ones of my own) bring out a ton of kids running around and splashing, which will in turn be a bother to some of the restaurant patrons. I think Downtown needs more of a "sophisticated" attraction. I'd also love to see a much broader take on this, where One Morgan becomes a part of the square, meaning all of the buffer/green/patio space around it becomes a cohesive part of the square, the retail component on the first floor is added all the way around (on three sides). But that's probably very wishful thinking. Finally, if the shut down of Main along the square is a permanent thing, then it too needs to become part of the square, and properly incorporated. And yet a more wild and crazy idea would see the entire block incorporated. The garage behind One Morgan converts to add retail on the first level. The building behind it and the green space around it and plaza with the orb fountain all also become part of the "square". This all could create a very cool downtown experience. Okay, I'm done.
  5. A restaurant on the river would be incredible, especially if it's a "nicer" one. I'm not saying white table cloth, but something a bit more upscale with nice river side seating. Could be a game changer.

  7. That's great and hopefully this movement will spread. In Hillbrook we have old rotted out poles, and they're replacing them, but it would be so much better, with all the trees and limbs that fall to get it under ground. Last year a limb fell on the feeder line to my house, and ripped the weather head and down pipe right off the house and out of the meter. Luckily the meter wasn't damaged. Still cost me 2K to get the pipe and weather head replaced before Duke would re-run the line. Not to mention 2 days without power.

  9. Drove by the Converse Mill yesterday. Lot's of progress. Windows unbricked, the 70's additions have been torn down and a lot of site work going on. I think if done right, that project could end up being the catalyst for some meaningful development and growth in the Converse/Clifton area!
  10. Anybody know what's going on off of 29 just east of Zion Hill on the South side behind the gas station? They've mowed down a whole bunch of trees. Any insight?
  11. My 2 cents: With it's proximity to Drayton Mills, I would have personally loved to see a more cohesive design that incorporates brick and some architectural details common in old mills. Just would have been cool in my opinion. But hey, opinions are like... well you know.

  14. The theater facade is so cool I do hope they preserve it! It's awesome to see, this, Carolina Cash, & Montgomery Ward all being snapped up and hopefully properly redeveloped/reused.

  17. What I was trying to explain, is that it filed for bankruptcy and the bankruptcy is already discharged. The whole process was literally one day. That's because the entire arrangement, all the agreements with lenders and creditors, etc... was done prior to court. The court process was a formality. Yes retail is dying. Belk will likely die as well. Just not today. This "pre packaged" bankruptcy actually added quite a bit of rigor to the company.   18. Belk's bankruptcy was a "planned and packaged" process. Filed and emerged out in the same day. No stores are planned to close due to the process itself. Yes I have inside info
  19. Really excited about this project. Just sorry that there is not a commercial component. I know that at the moment, there's not a huge demand on commercial, but looking forward, it would be great if there were shops and cafes etc... there. Really make it a walking area.
  20. That makes all the sense in the world (reason for cancelation). I'll push back on the retail a bit though... yes, at the moment you're 100% right, there's a general lack of demand for commercial space. But thinking forward, I'd rather see some empty retail for a couple of years, that (when demand goes up) fills up, than a box with no retail, which doesn't attract pedestrians.   21. Royce Camp announced that the Danmor is canceled. He's stated that due to all of the residential construction around downtown, he's lost faith in the need for this project. I hate that it's canceled. But I hated the building design and lack of commercial space on the first level.   22. I would love to see a large scale mixed use development rise on the mall property. Something with low and midrise buildings, first floor level retail, large green spaces for cool events and just hanging out and some kind of water feature that ties it all together. Something that really makes a statement that Spartanburg is not a Podunk southern town but rather a City looking to put itself on the map! One can dream.
