I think most of us understand that the racetrack has been there 100+ years, but there hasn't been regular racing in 5+ years and the WH demographics have hugely changed with millions invested. Before we invest millions more into an expanded racetrack I think there needs to be a fuller discussion and understanding what the current area will be like with full time racing. Just my opinion, families with kids under 5 won't want to live where naptimes and regular bedtimes will be disrupted - potentially several days a month. Will folks go to restaurants/shops where yelling at each other is required during racing days? Whether it's actually a problem or not, the perception could hurt property values. When we looked to downsize last year, WH was a definite NO on our list of urban neighborhoods. Most folks agree that no one would build a new racetrack in WH so why essentially rebuild the existing one?- 457 replies

A lot of folks keep going back (understandably) to the vote to keep the racetrack. Couldn't folks propose/organize another vote? As has been said times and WH have changed since the "vote".- 457 replies

(cynically) I think the sound attenuation measures won't have any real affect. Do you thing a "sound wall" around a spot like Ascend would have any real affect? I know there are other measures, but have other areas had measurable success with them, with results from other than proponents of racing?- 457 replies

I don't think efforts to derail racing will anywhere, but I agree that is is super annoying speaking as someone who lives 2 miles+/- away. You could easily hear the Geodis concert while walking in my hood last week. (it wasn't annoying, just noticeable) I don't think most folks in WH have any real clue as to what a regular racing season will look like. It's not just the noise of the main race day it's the multiple days of qualifying races as well. I think property values will take a hit. Forget trendy (outdoor) WH cafe's on race weekends. And keep in mind that you can't be attending a race and eating/shopping in greater WH at the same time. I've heard countless Uber/Lyft drivers say they avoid the area on game days due to the traffic snarls. I understand that racing is staying, I just think it's not a good idea in the long run.- 457 replies

Between the Historic and Conservation overlays, there are few opportunities for multi-unit housing in 12South. When developers have offered anything that looks like it, it also looks exactly like STRs which are pretty despised (and fought). No one offers to build condos. In the case of The Gilmore, currently under construction, they call them condos, but since most units look like hotel rooms with kitchenettes and no closets....I kinda doubt they are really "condos". The apartments above the BarTaco and Draper James buildings shifted to STR a while ago.

Maybe I'm not thinking it through, but would the TN legislature "allow" a vacancy tax to be implemented? I also question any push by the city government to place dense public housing into any neighborhood that would object to it (and most would). We can't get the needed buy in from the state on even the rudimentary mass transit plans that we need. The state tends to push back on anything that they can be deemed to help the financially challenged.

I see all the positives of placing a new TPAC on the east bank. But I'd hate to see a prominent spot tied to a massive structure that is rarely used M-F and then mainly in the evenings. I'd rather see the riverfront alive, 24-7, with shops, restaurants, limited office space, and lots of housing. Ascend is very well done, on the river and unused 6 months out of the year and during warmer months almost entirely used in the evenings, with the exception of dog walkers. I could see possibly placing a new TPAC directly across from Ascend in the space between the Shelby pedestrian bridge and Korean Vet's. One spot that crossed my mind is the Walk of Fame Plaza across from the Hall of fame and between the Schermerhorn and the Arena. I know it's not remotely likely but it would be in the heart of things and potentially have parking underneath.

Both adjacent hotels look to be "L" shaped, so there is some ability to have side window as you go back and up. They may do light wells, with windows looking essentially looking into a shaft with a skylight above. I stayed in a hotel like that one time. It was disappointing but the room was super high end and also we spent little time in it.

I'll agree that a TPAC on the river could be fantastic, but I still get back to parking and access. The new stadium will already have less, close, parking, by all accounts, and we will adjust/adapt to that. Add 4000+ seats in a new TPAC and parking will still be an issue. Sport/music/big event fans are used to "hiking" to Nissan. Current TPAC fans (and donors) not so much. (just my opinion) I could see developers of the Beaman, Reed, properties looking at a potential TPAC replacing the office sites that likely won't be needed. TPAC is looking to attract big name donors to help finance construction. Will sitting in the shadow of a new stadium be an enticement to donors?

I like the idea of pivoting to new plans for the Amazon 3 site, but wonder if Grand Hyatt might be able to kill another hotel on the site, same goes for any residential development when another is planned so close and close to starting (hopefully). Sometimes big developments have master agreements in place to limit competition. It may not be the case here, but just wondering. Oops 3 minutes behind.........
