  1. I prefer that 52% don't see it leveling off until 2019 or beyond....
  2. I counted at lunch. It looks like the floor slab of 29 is being framed.
  3. The closure of the four blocks is already creating a mess. I'm a little surprised that word was not spread a little better. Probably the best timing downtown worker wise, all things considered.
  4. The Conservation overlay proposed for the "Waverly-Belmont"/12 South neighborhood passed unanimously in the Metro Planning Commission meeting last night. Next stop Metro Council.
  5. There was a store there in the past and a developer - pre recession had worked a deal for an expanded building. There was a stink when the new developer demo'd the original building, which was supposed to stay (and be built around) per the past agreement with metro. My understanding is that it will be a different concept from the Bongo Java folks. Frothy Monkey and Portland Brew are already close by.
  6. It would make a good news story. I think the board would rather it go away. I think they were looking for results demanding parking permits, and stopping all new development.
  7. It's frustrating that the local board appears to spend 90% of their time placating the 10% who will never be happy, while other, achievable goals, go barely addressed. You can drop the speed to 20mph, but someone will have to enforce it. Nobody seems to enforce the current speed limits, except on 10th.
  8. The size is an issue, so is the location, right where the 12 South narrows, traffic is already really slow there. It's interesting that a recent survey in the neighborhood (commissioned by the homeowners association) showed that 84% disagreed (or strongly disagreed) with the notion that there are too many retail businesses along 12 South. 83% disagreed (or strongly disagreed) that there are too many restaurants along 12 South. 63% want more restaurants. 71% want more retail. 75% don't want residential only new developments. 58% never have trouble parking near their homes with 33% sometimes having trouble. Only 9% often or always had trouble parking. The other side of this is 80% see the need for more commercial parking along 12 South. I think these results caught the board by surprise.
  9. The existing store will have to have some interior work. I doubt is was built to support a second floor. It will be interesting to see what the renovated building will look like as well as who a new retail tenant might be.
  10. A building permit was pulled for Becker's Corner - 4250 sf first floor retail addition and 4 residential unit second floor. $1,180,555. Montrose and 12th.
  11. As a newer 12South resident I am all for new commercial development, but the fact that this development won't have retail seems to be to pleasing most local folks. There is still plenty of undeveloped or un-redeveloped commercial space in 12South - the used car lot and the book store - just to name two. This will "cap" or end the commercial stretch of 12 South, like Sevier Park "caps" the southern end. The neighborhood isn't densely populated enough (yet) to support endless new retail as long as that retail has to rely on mainly street parking. We are fairly maxed out on busy evenings on the side streets now and I don't see how we could support 3-4 new restaurants without some starting to fail for lack of customers.

  13. I'm a newer 12 South resident and I agree with the posting about the 5-10 very vocal neighbors who oppose everything. It's keeping the newer residents from getting more involved. I haven't seen any mention of the 11/15/14 12 South meeting where metro planning and metro parking presented their findings and plan for the Urban Design Overlay for 12 South. Councilmembers Allen and Moore presided over it. It was extremely informative with a reported 60 or so attending. It was so tightly run that no one really was allowed to comment (complain) out loud. Comments/questions were written on cards and submitted. One thing I took from the presentations is that metro is not being too influenced by the anti-everything folks. The metro planning rep said no one would love the suggested overlay. It would impose tighter controls over what could be built and increase the required parking (by a little). Residents wouldn't get parking permits, but metro would build a new parking lot at the renovating Waverly Belmont school (for after school hours). The plan would allow a handful of residential lots directly behind the 10th side of the 12th businesses to be zoned for parking only. An alley contains the commercial area on the Belmont side of 12th and this new zone would "mirror" that alley. I don't like any residential lots going for parking, but I can see the logic. I'm new to the forum - so apologies if this has been discussed elsewhere.
