  1. While I have no knowledge of building in a flood plain or what is even possible on Mayo Island given that, I would love to see a promenade on the north shore of it with kiosk vendors. Richmond doesn't have much of this and it would be a good addition. Hopefully more substantial development will happen too.

  4. Well said. Looking at a Google Maps satellite image of Leigh Street between AA Blvd and Dinneen Street, Leigh has the potential to be a major boulevard-esque street. There are slews of surface parking and otherwise underutilized land that should be high density development. Doing this will help connect growth in SA/Diamond to Carver, Jackson Ward, and the CBD. Hopefully, the powers that be recognize this too.

  6. I think that there is a cohort of millennials that are extremely healthy and is correlated to educational attainment; however, all that I've read/heard is that the bottom half of millennials are among the least healthy individuals on the planet.
  7. I would think that the high percentage of millenials who lead incredibly unhealthy lives (no exercise, garbage diet, live online) would be a major if not the primary contributor to the early death rate.

  10. While this is an interesting hypothetical, the cost of doing it would be astronomical. At this point, anything beyond ribbon parks over covered portions of downtown expressway and I-95 (which would address a lot of 123fakestreet's concerns/objectives) would involve resources that are probably better spent on more urgent transportation projects (like expanding mass transit, rail, etc.). Fun to speculate about what Richmond could have looked like if a different course of action was pursued though.
  11. The Monroe Ward property, when developed, floor count better start with a 2 and not a 1.
  12. The first rendering is a perfect image of Richmond -- a traditional, historically rich city blended with a modern, economically vibrant metropolis.

Maybe Bow Tie can be convinced to sell its Monroe Ward holding to an ambitious developer that isn't vertically challenged.

  16. Looking at the development map and seeing just how impressive VCU Hospital's physical plant is (and will be in the coming decade), Richmond is incredibly fortunate to have such a complex. It is something that one would find in a much larger MSA. VCU Hospital is a major amenity that helps Richmond hit way above its weight class in terms of healthcare and quality of life. Millions of Americans have to travel great distances to access a cutting edge medical facility. Most Richmonders can one reach in twenty minutes. Apologies for being a bit off topic.

  18. I would much rather see Kanawha Plaza developed (as much as it could be) than the James Center green space. Developing Kanawha would help link the CBD to the riverfront while eliminating an underused space.

  20. While I am just as disappointed as everyone else regarding the height, this is still a great project. It's going to transform the skyline and push it west another block. This has the potential to serve as the impetus for lots of development in Monroe Ward and other vacant downtown lots (be nice to see something like the canceled Centennial Tower get built (that was a gut punch) and maybe City Center with be revived). This is a lot more tax revenue for the city and thousands of new potential customers to patronize downtown businesses and rent apartments. Coupled with Locks 7 and 8, the Canal Walk is becoming a true 24 hour place that is unrecognizable from 20 years ago. A significant company is making a major investment in Richmond! This is nothing but a major victory for the City. I'm excited to see it take shape.
  21. The west side of 5th street could work for a low scale hotel or condos. It would have to mesh with the American Civil War Center and leave the canal bed undisturbed.
  22. That looks great! It adds some serious density and heft to the skyline. The downtown expressway is starting to have a canyon feeling.

  24. Once Opus and (hopefully) other higher rises come to fruition on Broad, I think a lot of the NIMBY resistance to height will fade. People will realize that 25 stories isn't going to destroy their version of Richmond (or even impact it) and it makes the city look and feel more dynamic.
  25. Would it be possible to fold the Greyhound station into a GRTC bus transfer center? Seems like that would be ideal and would create seamless transfers between local and long distance transit.
