  1. Hopefully a great development comes soon. That street desperately needs some TLC.
  2. Thinking more about why the Pamunkey proposal was denied -- perhaps the City was thinking (or hoping) that the Pamunkeys would follow the federal route. That way, Richmond would get a second casino. If the City chose the Pamunkey proposal, there wouldn't be this opportunity. Just my $.02
  3. I am not a fan of casinos. However, if Richmond is going to allow them -- do it right. Don't fumble on the one yard line. Looking at the Pamunkey chief's comments, this process seems typical of Richmond. This is a big decision. I don't have a dog in this fight (Cordish is my preference because it appears to be the most likely to succeed). Which ever proposal wins is going to be around for at least two decades. It needs to be given the best possible chance to succeed.

  6. West Broad could wind up like RVA's version of Peachtree Street/Road in Atlanta. High rises in the urban core, dense midrise development for long stretches, then another high(ish) rise areas in Reynolds Crossing and Innsbrook with Short Pump standing in for Phipps/Lennox. This would take many years, but wouldn't be the worst outcome.
  7. City Councilmember wants to extend TOD zoning along Broad Street - Richmond BizSense While not about any specific project, there is discussion about extending TOD on West Broad to the county line. This would be great and shows that Richmond is embracing transit as a catalyst for development.
  8. Even if it doesn't break 300', it would add some layered depth to the cityscape.

  10. Dominion is our best bet for a new highest in the next few years. It is actually planning another building and has shown an unshakable commitment to downtown. While I, like many on this board, wish for for a building (or several) to crack the 500' mark, it doesn't seem likely in the foreseeable future. Atlantic Union Bank would probably take over more of the James Center first (maybe be the impetus for its long delayed expansion). Otherwise, something unforeseeable would have to occur -- like a massive surge in regional population that propels Richmond from 44th to 32nd largest metro or a few F1000 companies either relocated to or open major offices here. The 25 story residential building on Broad is really promising. If that is successful, it might encourage others to build taller residential towers downtown. Maybe a luxury building will be the next tallest. However, if downtown gets seven to ten 350'-425' buildings in the 2020s, Richmond, especially when viewed from the south, will look and feel markedly urban.
  11. I like the Brookfield/W Broad plan. That area is a bit of a no-man's-land.

  13. Northside apartments, Arthur Ashe Boulevard rezoning move forward - Richmond BizSense More rezoning on AAB. Article is short on specifics, but the owner is envisioning a multi-story development. Hopefully, this group will be the first to crack sixty feet north of the railroad tracks.
  14. Hopefully there will be a residential component. I can see there being some stout demand to live in such a proximity to the river.
  15. Looking at all of these proposals -- I say do 'em all. Make Richmond the casino capital of the South! In all seriousness, something like the 4th Street Live in Louisville combined with a hotel could be interesting.
  16. Thinking a little more about this co-housing development -- if it's six stories, it's probably between 70'-80'. If my memory is correct, that would be much taller than anything else on that stretch of AAB (does anything even hit 30'?). This would set a nice precedent for future development and, hopefully, is a harbinger for a much more urban corridor.

  18. I recall reading in an Innsbrook plan that it envisions some type of rail running from Nuckols to Broad via Cox. Something like that feeding a BRT stop would be an excellent pairing.

  20. That should be a marquee intersection -- gateway to southside/downtown depending on one's traveling direction.

  22. I think that it will be a hybrid -- something like two days at home three in the office. Companies will move towards more shared workspaces, thereby reducing their footprints.
  23. City hires consultant to review proposals from casino developers - Richmond BizSense Looks like the casino process is advancing. I must admit that I have mixed feelings about this. Casinos can be a crap-shoot for their host communities. If done right, then it can be a positive, like National Harbor or Harrah's New Orleans. However, the list of failures is pretty long. Detroit's casino was among the most depressing places I've ever been.
  24. Hopefully this will generate some momentum for higher rise buildings in Monroe Ward. Like many on this board, I would like to see more height; however, if Monroe Ward gets a slew of projects on this scale, it will be a great, highly urban, dense neighborhood (even if it seldom breaks 200'). Many European cities do not break ten stories and they feel quite dense because the streetscape is vibrant and busy. I keep waiting for someone to fill in the sea of surface parking lots between Main and Canal.
