  1. That block is prime real estate with easy access to the college, the expressway and numerous job oppurtunities. Someone will pay a lot of money to have that much open space. Lets hope they put the grid back together.

  4. I have problem with a person who spends a lot of energy bickering with his employees and equals, and then sending public letters denouncing them. It isnt professional, and for all of the mans good qualities, he sure has some bad ones.
  5. Whatever the reasoning... which i think was the fact that it wasnt made an absolute requirement, it is a huge step in the right direction to require affordable housing. 10% per development should be a standard, not a bonus IMO.
  6. This project is one of the reasons I am glad I dont work at my old job anymore... a bunch of crazies are running it. Let someone else handle the project I say.
  7. The days they had no parking signs up they were working on something related to either the water lines or the gas lines again. At the end of the block there are still 2 or 3 buildings that are not being torn down and still have tenants (my favorite dry cleaner among them), and I do believe there was an issue with the original disconnection that was being fixed.
  8. They will be separated by a parking deck and the ad center which should buffer the immediate sound. Also, in that area, that fire trucks dont have to use their sirens a lot at night, as they are only necessary to warn traffic, of which there isnt much late at night... except for the bar crowd.

  10. 'Theres no place like home'. Spin or not, I do suggest a voting display of the publics dismay at the way the government is handling themselves. Oh and if I find out I am staying here for a few more years, I will run for my districts seat. Probably will lose though.

  12. A couple of quick rebuttals and agreements... Agreements first: You are correct that this traffic circle and the other in question have failed miserably. You are also correct that it is too small. It is also useless as a design feature here. It would cost a ton to move the light poles, cut the pavement and increase the center islands dimensions, then adjust the approach angles of the two roads, plus also adding the additional signage necessary to make the intersection work. Now the rebuttals: Traffic circles do work as a calming measure in several different ways - they encourage people to slow down and yield (when sized properly), and they also maintain a flow of traffic as opposed to a stopping and hitting traffic. In promoting a flow of traffic they decrease the need for braking and gunning of engines, which create a lot of noise and actually drain more gas, than you will going smoothly through an intersection. (especially in a neighborhood situation such as this.) They are needed to beautify intersections (I dont think anyone can argue that a red stop sign is attractive compared to a well-landscaped or memorialized traffic cirlce.) If you want an exmple of such wait until Westchester Boulevard is open in the Westchester Commons development in a year or so... (I am not saying the location is right, just the design and implementation) Lastly the main reason traffic circles fail in America is because they are located in places that have never seen one before. It takes time to adjust driving styles, and this is the perfect example. Europeans have had this much right about their road designs far longer than we have... just give it time.

Burt, You are very close... they are called LED (simply put - light emmitting diode) lights, and to find an example of one look at your computer monitor... the light that shows it is on is an LED. They have been around for a long time, but it was only within the last 3-4 years that blue light LED was discovered... this is important because it was the last color in the spectrum that had not been perfected - which now allows the lighting industry to do white lighting, which is the most effective night time lighting. LED's are very special, each color has a length of time that it will burn, before it fails. Red is the longest with around 100000 night time hours, White is the shortest about 15-20,000 night time hours. For comparison sake, the standard high pressure sodium is around 2-3000 night time hours. Oh and did I mention it is easier to manufacture LED's? And they also use 1/4 to 1/8 the power of current lights. The main problem is that they are new and are expensive. But the reduction in maintenance cost alone is huge already. Within the last year lighting manufacturers have perfected mirroring systems to get the LED's larger and in line with the lumens required to do large area lighting (in the past LED's could really only have sufficed as a desk lamp or backpacking lite - which I use and it is AWESOME). I would say if you have money, invest in these lites, as they will take over the market in many areas and really fast. I just dont know how soon you will see them adorning the Wachovia building - but the thought is definitely there. If you guys come downtown, let me know - I might like to meet up too... I know I cant buy ya beer, but I can get ya a root beer

  20. That million sf is exactly that, a bunch of big box stores that have nothing to do with the area. I sent an email to the writer of that story asking why they werent doing a design competition to get a real feel for the area...
  21. You will love Blacksburg then even more... where in Williamsburg are your folks moving to... not fords colony or kingsmill right? Speaking of, if they havent bought anything yet, send me a message, I could point some good places to buy down there... for retirees... And when you come back to Richmond looking for a job or an internship, look me up definitely...
