  1. The DRC is asking more often that these projects write into their deed that there wouldn't be STR's allowed. I know I've run into that in apartments I've been working on...happy to have that restriction as a resident. But would like to know if the downtown apartments have the same scrutiny as the apartments in our little neighborhoods...or are we punting on affordability for a bit longer?
  2. I'm sure they will make fantastic STR units, but no one will be living there.
  3. I agree that all of those things are priority over a new stadium...but you know it's not an either/or situation when it comes down to it. "I'd have more money for food if I didn't have to buy a bus ticket to get to work." I'm seeing lots of people saying that the NFL doesn't provide any proof of economic impact...but that doesn't mean that it doesn't. You can't gauge the mindset of someone moving here who might say "I'd get to see the Islanders play every year and sometimes the Jets" as a reason they would move to Nashville as oppose to Austion or Orlando. I imagine plenty of people visit Nashville for a sporting event but decide to come back because they have a great time. Again, agree that if I had to choose, I'd choose schools, mass transit, etc over NFL.
  4. Concerts primarily. You’d get more U2, Paul McCartney, Metallica, Taylor Swift, etc. Those acts need assurances from weather typically. But MOST importantly, the stadium would be arguably the best located stadium in the NFL (maybe second to the Superdome?) walking distance to the convention center and tons of hotels and entertainment? It’s not “if” we get any of those events…it’s “when”. Likely more than once. Att Stadium is in Arlington. Sofi is in Inglewood. You get the idea. Many of the “downtown” stadiums are like Cincinnati and are shoved into awkward corners. Paying up for a new stadium is indenfensible…but not as much as letting the NFL leave town or to sink $1 billion in a really terrible building that was purposefully built on the cheap.
  5. It’s not about “landing a Super Bowl”. It’s about land a Super Bowl…and a Final Four…and the SEC Championship…and another NFL Draft…and countless of big star concerts. We can go from using the stadium 8 times a year to multiple dozens of times.
  6. The AT&T Building (Batman) was most certainly designed by Earl Swensson Associates. Earl may not have done all the heavy lifting with the design but his company 1000% did. Some of his other notable projects of old are News Channel 5, Wessex Tower, the old Gideon’s International, and the Imperial House. For whatever reason the Wikipedia page for that building is super active and can confirm zero changes have been made by ESa to ever correct any of the information.
  7. That there is the Zip System. Pretty standard for residential construction these days. I would say that if I see the Zip System on a commercial project, I suspect it is because the contractor is specifying materials or there was a decent Value Engineering effort.
  8. So if overall height modification considerations are being deferred, does that halt the 1100 Broadway progress? What other proposed projects did these people throw mud on?
  9. Paint? There's no paint in the proposal. It's metal panel.
  10. Street condition is the biggest concern here. "Wait and see" as always.
  11. One way to make our neighborhood more affordable is to hold their feet to the fire on residential units like these. Those homes will sell...just at a slightly reduced price.
