It needs to be documented then. "Neighbors approve based on massing and construction type."

I don't disagree with the above commentary, however Historic Edgefield is full of long time residents who mostly never wanted to see Nashville grow to where it is today. It's a lot of the reason why that particular neighborhood is difficult to deal with at times.

Someone smarter than me might be able to tell us if an SP that shows a specific construction type (mass timber) is contingent for the build. If the SP passes are they allowed to switch to concrete, for instance?

If this gets past the neighbors, the project may suffer from getting their hands on mass timber. That production just isn't there yet...but would be really awesome.

Inner Loop - CBD, Downtown, East Bank, Germantown, Gulch, Rutledge
CandyAisles replied to smeagolsfree's topic in Nashville
Brick buildings done today are not structural. Brick building when this was built...structural. No doubt there are supporting elements in that wall now that are new holding it up, but this wall is a bunch of brick stacked triple-wythed (a guess) to give it its rigidity. When you want to go tall...you gotta have a wider base. See Monadnock Building in Chicago. https://en.wikipedia.org/wiki/Monadnock_Building -

Not a great look to apply for a full building permit when the Foundation Permit hasn't been reviewed/approved.

At 7 stories with the bottom two being a different construction type, the top floor would likely be out of range of the fire truck access height. Type V construction can go over concrete (commonly called 5 over 1), but realistically to get to 7 stories, it would need to be all concrete, IMO. Don't think this area is warranting that kind of development. I live in close proximity so I'm sweatin who is gonna come in.

Monstrous pool. Monstrous amenity deck. The scale is hilarious in this photo. They'll need someone serving beverages to give out to residents by the time they make it out to the pool from the elevator core.

There won’t be one. They are as of right to go very tall…if the condos are incorporated, they are as of right as well.

The lease of First Horizon Park is owned by an individual who isn't going to sell it or give it away to any MLB group. Full stop. Just one architect pretending to help.

They actually just started to take some lines down. Starting on 12th. The ones along Grundy will need to stay up for a bit.
