Holiday Inn buys land for Denham Springs location

"A 2.13-acre tract at the corner of Shady Park Drive and South Range Avenue in Denham Springs has been purchased by an LLC doing business as Holiday Inn for $900,000, or $9.7 per square foot. A new hotel will be built on the land, which is located on the east side of South Range Avenue, south of Bass Pro Boulevard and across the street from Backyard Burger. Trey Williams with NAI/Latter & Blum represented the purchaser, while the seller was represented by J.W. Day with MA Allen Real Estate. Williams says the property was put under contract over two years ago, and the seller continued to put up funds to extend the purchase option. The sale closed on March 9."

Not a lot of change since last pic in late February....looks like this could have a nice lobby.

I thought the city removed the overhead lights downtown in favor of those curb side pole lights.

Looks like they old ones are still up at this intersection by the Hampton.

I know the building isn't the scale some of you wanted, but it is going to tower over the buliding on the other side of Lafayette street and the Kress building adjacent to it. It isn't an architectural gem, but it will be so much better than another parking lot.

The old Advocate site next to it could be the money spot in the future for high and middle range condos and another decent hotel given its proximity to the state offices.

Does the Hampton have its own parking deck? Any retail spaces on the lower floor proposed?

Yes indeed! A lot of untapped potential for the Lafayette Street corridor!

Did not even realize this little hotel had closed.....

Shuttered hotel sells

The Comfort Suites Hotel on the east side of O’Neal Lane, just north of Interstate 12, has sold. The limited-service hotel had been closed. The property was owned by Divine Light (represented by Sukhdev Sandhu & Randeep Deol), which purchased it in 2004 for $3.1 million. It consists of a 63-room facility containing about 37,500 square feet.

When the property sold in 2004, the average daily room rate was about $62. The property was closed for several months, and on April 19, Maruti purchased it for about $1.83 million. Maruti was represented by Dilipbhai C. Patel. The Patel family owns several hotels in the Baton Rouge market, and most likely will reopen its new property under a new franchise. Neither the buyer nor the seller could be reached for comment.

Nice block on Main Street between Lafayette & Third with the newly renovated Kress Building & new Hampton Inn...really quiet in this area on a Saturday afternoon.

With the shaky global economy...could this be the last of the new hotel construction we see in downtown for awhile??

Great pictures, Richy. The hotel fills that block nicely and makes that corner much nicer. I think the scale is appropriate for that location. Maybe we'll see a residential/retail building or another similar hotel just south of the Hampton one day.

I'm afraid you are right. We are preparing for the worst at my company....though locally the economy is probably doing better in Louisiana and Texas. Consumer spending is down and the housing market is still down nationwide.

There might be a better chance of seeing another hotel downtown before another mid or high rise office building.

Thanks Cajun....Yes indeed the Hampton Inn is a nice addition and fits nicely! Hopefully Buckett can give us the much awaited news across the street at the RiverPlace block...the Jumonville warehouse (across from Hilton Capitol Center) seems primed for a nice mixed-use residential development...maybe 4 to 7 stories??

Any hopes of at least a 17-18+ story convention center-type hotel tower seem to be diminishing...actually was hoping for it's height to surpass BR's Tallest hotel the Marriott nearly 4 miles away....guess i can keep dreaming.

Wow interesting...do not like to hear that about your company preparing for the worst...so is the Dept. of Homeland Security...wonder why they would purchase 450 million rounds of hollow point ammo??

Same reason why warships were sent to the middle east again. We're gearing up for one of those crap counties (Iran, etc.) to start something so we can react swiftly and harshly. Just my two cents.

I didn't hear that about DHS. Maybe they are preparing for social unrest because of an economic collapse? Maybe there is a terrorist threat? Who knows.

DHS isn't coupled with our military. It's over the domestic law enforcement entities. They deal with domestic threats or threats to the homeland.

Neat. I wonder if there's room for another chain hotel since Sheraton left??

Of all things potentially underway downtown, another hotel or two would surprise me the least.

You have a Hilton, two independents, and a Hampton. Holiday Inn usually follows Hamptons. Four Points, Double Trees, or Sheratons usually follow Hiltons.

I don't think residential or commercial is far fetched.....just not in the scale most of you want. .

They might just put a Holiday Inn-something downtown, since they seems to be expansion happy recently.

It seems like a strange location for a hotel that didn't have the casino in mind.

Hotel may be developed near Cypress Mounds complex

It's not shovel-ready, but a tract of land on the west side of Gardere Lane—adjacent to the Cypress Mounds Baseball Complex—has been rezoned for use as a hotel or motel. The 1.43-acre tract is owned by Sthanki Properties, which got the rezoning approval in June. However, company spokeswoman Bianca Matta says that since then, no significant progress has been made with other business partners toward developing a two-story hotel on the site. "It's not set in stone," she says of the hotel plans. While Sthanki Properties owns a Best Western in Westwego, Matta says that if the hotel is built on Gardere, it will be independently owned. Matta also says the opening of L'Auberge Casino & Hotel Baton Rouge did not factor into Sthanki's decision to choose the Gardere property for a hotel. However, she says the site's proximity to LSU did factor into the decision.
